DIRECTIONS
The land is located just to the south of Kinnerton House and on the east side of the road from Norbury up to Pulverbatch.
From Shrewsbury take the Longdon Road and proceed south through the villages of Hook-A-Gate, Annscroft, Longdon and Pulverbatch. At Bridges, continue south passing the turning on the right to Stedment and a further turning on the right for Kinnerton Green. The galvanized field gate providing access to the property will be found on the right hand side after around 200 metres.
DESCRIPTION
The land extends to approximately 13.11 acres (5.305 ha) of which 8.15 acres (3.30 ha) is currently
permanent pasture.
The pasture forms a single enclosure, roughly rectangular in shape which slopes gently to the south and east. The land is bordered by deciduous traditional hedges with post and pig net fencing. There is a natural water supply from the River East Onny.
The land has been mown each summer for silage or hay, yielding around 60 round bales, the aftermath has then been grazed.
The Soil Survey of England and Wales identifies the soil type as being of the Pinder Series which is described as a slowly permeable seasonally waterlogged fine loamy or fine silty over clayey soil, suitable for cereals and Grassland.
The land benefits from long road frontage along the western boundary. Adjacent to the road are two attractive parcels of young deciduous woodland.
On the east side on the land is an attractive more steeply sloping parcel of mature open deciduous woodland which is carpeted with bluebells and wild flowers in the Spring.
