A rare opportunity in a beautiful unspoiled location close to the south cornish coast.

General Comments - Polsue Farm is unique. It is strategically positioned in approximately 60 acres of its own land in what is a very special part of the county just inland from the south Cornish coast. A superb range of barns were converted some years ago to a six bedroom hotel type establishment complete with restaurant, heated pool and spa but recent planning consent has transferred the commercial use to residential and hence these buildings could easily become self contained cottages if required.. In addition there is a detached one bedroom cottage and a range of modern farm buildings which completes the extensive nucleus of buildings.

Polsue has a postal address of St. Ewe but it is actually part of Gorran Parish and is also less than two miles from the old harbour village of Mevagissey. A variety of local facilities are available in Mevagissey, there is a post office and pub at Gorran Churchtown and the famous Lost Gardens of Heligan are less then three miles away. St. Austell, home to the Eden Project, lies about six miles to the east and the city of Truro with its Cathedral and fine shopping centre is about fourteen miles away (less than half an hours driving distance).

The whole area is recognised as being of great landscape value and not surprisingly it is ideal for anyone who seeks tranquil surroundings, peace and quiet. There are a host of other scenic attractions in the area, there are superb cliff top walks along the nearby "Heritage Coastline" and sailing in the Fal Estuary. There are a number of beautiful sandy beaches close to Polsue, the most notable being Porthluney at Caerhayes and Hemmick near Gorran Haven.

The Property - Polsue Farm has been a holiday destination for many years and in 2006 the old farm buildings were converted into very spacious luxury accommodation (latterly known as Polsue Barns and previously for use as a boutique hotel with restaurant) and which now comprises six very large en-suited bedrooms equipped to a very high standard together with a magnificent main reception room and a recently refitted kitchen with every modern facility. The property is complete with an outdoor heated swimming pool.
Since the closure of the business a few years ago for retirement the vendors have occupied the premises as one very large residential dwelling and with the benefit of a planning consent full residential use is acknowledged. In addition there is a detached cottage which also has full residential consent and is currently let under the terms of an Assured Shorthold Tenancy. All of this magnificent property stands in approximately 30 acres of prime farmland and whilst this both secures and protects the environment for the residential dwellings it is easily let and provides further lucrative income. This whole property offers enormous potential and viewing is strongly advised.

Polsue Barns - The old farm buildings were of considerable architectural merit and previously served Polsue Farm when it was run as a commercial dairy farm. In 2006 they were converted into guest accommodation of the highest standard whereby all rooms overlook a central courtyard dominated by a heated swimming pool and with a small range of buildings close by incorporating a sauna . Six large bedrooms are appointed and furnished to a very high specification (furnishings available by negotiation) and all having its own en-suite facilities. All rooms have the most wonderful views out over the adjacent countryside. There is underfloor heating throughout which is thermostatically controlled, bathrooms are spacious and have been appointed to the highest standard. One room on the ground floor was geared for disabled use. The magnificent main reception room was a former forty seat restaurant area where floor to ceiling glass panels afford lovely views across the valley to Gorran church tower on the skyline. The adjacent former professional kitchen has been totally refitted about 4/5 years ago and a comprehensive range of units includes ample cupboards and drawers all with granite worktops, concealed lighting and a central island incorporating a breakfast bar. Numerous integral appliances comprise Neff multi-functional steam oven, Siemens dishwasher and wine chiller cabinet. The room focuses to a "Leisure" Cuisinemaster combined propane and electric range with extractor hood over. There is also a fitted utility room and a walk-in pantry.

This building is now occupied by the owners as one very large and exclusive residential dwelling but with consent it could easily be subdivided. It would easily convert to 3 or more cottages.

Little Polsue - This comprises a detached single storey cottage featuring a double en-suite bedroom with a well appointed kitchen, dining and lounge area. The cottage also has the benefit of the underfloor heating provided to the main barn range. There is a small private sitting out area/enclosed garden to the rear.

The Land - This comprises approximately 30 acres of good productive farmland comprised in a compact block and therefore affords protection and privacy. In recent years it has been let to neighbouring farmers and hence provides lucrative additional income. Some LARGE MODERN FARM BUILDINGS located at the homestead are ideal for grain storage and implement housing and may well have potential for other uses, subject to consent. There is further land available.

Planning And Potential - Planning consents have lifted all commercial occupancy restrictions so that Polsue Barns and Little Polsue can be occupied and let on a long term residential basis. Little Polsue is currently occupied under the terms of an Assured Shorthold Tenancy. However should any new owner want to revert the property for a business use there is huge potential to convert the main dwelling to several cottages or even reopen the business as a boutique hotel (subject to obtaining any necessary planning consents). The modern farm buildings may well offer further potential.

Services - Mains electricity. Private and mains water. Private drainage. Central heating provided to Polsue Barns and Little Polsue by a Bio-Mass Wood Burner.
N. B. The electrical circuit, appliances and heating system have not been tested by the agents.

Location - There are various ways to approach Polsue but when travelling from the Lost Gardens of Heligan take the minor road in the direction of Gorran and Gorran Haven. After leaving the entrance to the Lost Gardens continue for at least a mile and a half and take the second left hand turning where there is a brown post sign to Polsue Barns. Proceed along this minor road (which is the back road into Mevagissey) and after about one mile take the right hand turn where again sign posted to Polsue Barns. Continue along this road for about a mile and Polsue will be easily recognised and with suitable signage displayed.
