Location The property is located in the centre of the desirable rural village of Hitcham, which benefits from a post office/general store, village hall and parish church. It is surrounded by beautiful countryside providing some lovely country walks. The village of Bildeston is about 1 mile away and has a general stores, health centre and the restaurant and hotel, 'The Bildeston Crown,' along with two other pubs and a primary school. High schools are close by in Hadleigh (6.5 miles) and Stowmarket (7 miles). The well served historic village of Lavenham is 5 miles and the A14 trunk road, providing access to Ipswich (15 miles), Felixstowe and Bury St Edmunds (13 miles), can be joined at Stowmarket, which, along with Ipswich offers mainline rail services to London's Liverpool Street.

Directions Travelling in a westerly direction on the A1071, by-pass Hadleigh and take the A1141 where signposted ot Semer and Bildeston. Continue through the villages of Semer, Nedging and Bildeston on the B1115 and on entering Hitcham bear right onto The Street in the centre of the village. Continue along The Street and on to The Causeway, and School House will be found a short way along on the left hand side.

Description As the name suggests, the building was originally the school serving the village and comprised the school building itself together with the former headmaster's quarters. Believed to have been built in 1872 the property is seemingly of brick construction, which is partly rendered and colourwashed and set beneath pitched slate roofs.

The property has been vacant for nearly 11 years and during that time has become derelict internally with considerable damp issues leading to extensive wet and/or dry rot. The accommodation extends to nearly 3,500 sq ft (319 sqm) and comprises an entrance hall, 32' sitting room, kitchen, dining room, study and cloakroom on the ground floor. On the first floor there are 6 bedrooms and two bathrooms.

Outside there is a driveway to the front of the property that leads up to the integral garage. To the side and rear are the former gardens, and these are now extremely overgrown in places. The rear garden faces almost due west and backs onto open agricultural land. From here there are impressive views across the gently rolling countryside beyond.

Planning School House lends itself to be completely renovated and refurbished, subject to any necessary consents, to create a wonderful spacious family home in a rural Mid Suffolk village. There could potentially be scope to demolish the existing property and create a new dwelling, but of course this would be subject to planning permission.

To date no formal or informal approach has been made to the Local Planning Authority, and prospective purchasers should satisfy themselves in this regard. Whilst School House has not been occupied for many years and it is in a particularly dilapidated state, the vendor has continued to pay all Council Tax demands.

Viewing Strictly by appointment with the agent. Please adhere to current Covid guidelines.

All viewings take place entirely at the viewers own risk and care should be taken whilst viewing in particular inside the building.
