  • THE OLD FARMHOUSE, , TRENTISHOE, PARRACOMBE, BARNSTAPLE, DEVON, 1025000, 01/09/2021
Enjoying a wonderful situation in the Exmoor National Park, The Old Farmhouse and Trentishoe Cottages represents an excellent opportunity to acquire an established holiday letting business and restored period farmhouse. The farmhouse has a wealth of period features including flagstone floors, old cottage doors, exposed timbers, original bread ovens and leaded windows, all of which lend this old long house immense character and charm.

Following a natural fold in the land the accommodation is arranged on a number of levels. On the ground floor the wide front door gives access to the entrance hall with doors to a second bathroom, the integral double garage, and The Old Kitchen which in turn leads to a light and airy modern kitchen to the rear with large walk-in larder, and separate dining room with large masonry stove. Beyond the dining room is a study and at a slightly higher level are 2 bedrooms, bathroom and family room, formerly a fourth self-contained holiday cottage, The Barn, with its own front door and rear patio doors to garden.

At first floor is the fabulous sitting room with its full height vaulted ceiling. In addition there are 3 further bedrooms, a bathroom and above The Barn a large attic room capable of providing further accommodation, subject to any consents that may be required.

Opposite The Barn are Trentishoe Cottages. The Cottage with 2 bedrooms, kitchen/diner, sitting room and 2 bathrooms has its own hardwood deck. The Smithy and The Stable are 1-bedroom properties, each with own outdoor space. They all offer charming and modern fittings throughout and provide an excellent income. A shared utility room opposite The Cottage also houses the newly installed water treatment plant.

Grouped around the stone courtyard opposite The Farmhouse are other outbuildings, which include a covered store/potential carport, and 2 stone outbuildings/garden stores.

The gardens which immediately surround the house have been expertly landscaped with areas of lawn, together with beds, borders, running stream and pond and with Mediterranean style gardens to the side and rear, with attractive terraces providing a variety of outside eating spaces. Beyond is a less formal garden with the sloping paddock areas adjoining and raised picnic areas. In all the gardens and grounds extend to approximately 3.12 acres.

This represents an excellent opportunity to acquire an historic Exmoor building subject of much improvement in recent years, steeped in history.

LOCATION
The old farmhouse is located in Trentishoe, one of the smallest Exmoor parishes. The Rugged high cliffs of the Exmoor coast line are a short distance to the north and the South West Coast Path, where it cuts inland, runs just beyond the boundary. This charming property nestles in the small valley above the River Heddon and commands fine views over the National Trust woodlands.

A short walk away is the popular Hunters Inn, also on the South West Coast Path, and from there is the popular walk down to the old lime kiln at Heddons Mouth on the coast. To the east lie the twin Exmoor towns of Lynton and Lynmouth, linked by the famous cliff railway. To the west are the resort towns of Combe Martin and Ilfracombe and beyond the popular sandy surfing beaches at Woolcombe, Croyde Bay and Saunton.

Barnstaple, which is the regional centre for North Devon, is about 15 miles away and is best reached by the spectacular coast road and the A39. There the town centre has a pleasing blend of National and more local retailers. The town centre is famous for its restored Pannier Market and the adjoining Butchers Row. There is also a thriving theatre, cinema and excellent leisure and tennis facilities. On the eastern edge of the town or at South Molton, via the A399, access can be gained to the North Devon Link Road (A361) and this provides a fast route to the M5 motorway at junction 27 (Tiverton), There also is the Tiverton Parkway mainline railway station (London Paddington 2 hours approx.). Exeter the county and town and Cathedral City, with its international airport, is about 60 miles away via the North Devon Link Road and M5 motorway.
From Barnstaple take the A39 north passing the North Devon District Hospital on the right, following the road past Shirwell and Arlington. At Kentisbury Ford bear left onto the B3229 and at the junction with the A399 turn right, take the left turn signposted Trentishoe and Hunters Inn and at Holdstone Down bear left signposted Trentishoe Church. Follow the lane down around the right hand bend, passing the church on the left and The Old Farmhouse is located on the left hand side.
