Full description
Most visitors to Pembrokeshire only have a brief time to marvel at the sweeping views of this stunning stretch of coastline, but for the owners of Lleine this is their back garden. Be it gentle sunsets over the sea or watching different weather roll in over the ancient landscape through the changing seasons. Seeing the Ll n Peninsula, Bardsey Island or Snowdonia or the distant loom of the lights at night from Dublin over the Irish sea, this breath-taking position is truly magical. Complementing this truly fantastic position is a four bedroom property that sits naturally in this landscape and is surrounded by over sixty acres of its own grounds.

Over the last fifteen years, the current owners have created a home that truly matches its brilliant views and location. Sympathetically renovated and extended, this four bedroom property combines the warmth and character of a traditional Pembrokeshire cottage with all the modern conveniences of a newly built home.

What makes the sweeping views of the coastline even more impressive is the fact that the over sixty acres of the land that surrounds Lleine is owned by the property. Comprising of thirty acres of clean grazing, ten acres of headland grazing, and over twenty acres of cliffs and shoreline, the land extends all the way down to the mean high water mark. Owning this amount of coastal land is incredibly rare for a property and offers both huge enjoyment and flexibility to any owner. For those that just want to enjoy the views from the property the land can simply be used for silage, providing a stress free income stream for an owner. To complement this acreage are several outbuildings, comprising of a very large former cowshed, milking parlour, separate office, and spacious enclosed hay barn.

You enter the main property via an enclosed porch which leads you into the central reception room. The level of finish along with the extension to the original structure come as a welcome surprise as the appearance of this traditional cottage belies the internal space it offers. The central reception room opens into the kitchen/breakfast room at the rear of the property along with a bedroom and living room to either side. The kitchen, bathroom and the living room in the extension look out to the rear of the property and the spectacular views. The four bedrooms and two bath/shower rooms radiate off the central reception areas with a lovely ensuite bedroom positioned on the first floor of the home. Both living areas benefit from impressive wood burning stoves which fill the space with warmth even on chilly winter evenings.

The flexibility of the buildings and the grounds are one of Lleine's huge strengths. There are three separate buildings in addition to the main house. The separate office provides a perfect workspace for those working from home, or an ideal studio for artists or creators. The old dairy houses the pressurised water system for the property but also offers huge scope as an extension to the main home or annex, subject to planning. The incredibly spacious long dairy provides ample storage and would be a great workspace for any or craftsperson, rural entrepreneur, or smallholder. For any livestock or equestrian use on the property there is more than enough space to provide them with indoor accommodation in this building, with an enclosed paddock to the rear of the building.

Lleine is positioned just outside the popular seaside town of Newport, with its restaurants, shops, and beautiful beach less than ten minutes' drive from the property. The community bus even runs past the property offering easy access to Newport and Cardigan. For those wishing to leave the car at home, the fact that the world famous Pembrokeshire coastal path passes along the cliffs owned by the property make it ideal for any walker.

Combining flexible and beguiling land, a stunning position, and a property that exudes warmth and welcome, Lleine is a truly captivating proposition.

Main House

Entrance Porch
The enclosed front porch is the perfect entry point to the property and allows any visitor the space to remove wet coats and boots before entering the main house. Two windows to the sides bring in natural light with a door opening into:

Dining/Family Room
The heart of the original property, this space would have formerly comprised of the entire living space for the occupants. Now it is a lovely flexible area which provides an ideal hub for the rooms that radiate off it. A cassette wood burning stove set into a feature fireplace provides a perfect centre point with two windows looking out to the front of the property and bringing in natural light. Two archways lead through into the kitchen/breakfast room at the rear of the building and the living room to the side. There is a door on the left hand wall which leads you into the third bedroom at the side of the property. The room is finished with a bright and practical tiled floor that extends through much of the ground floor.

Kitchen/Breakfast Room
Walking through into the kitchen at the back of the property you catch your first glimpse of the stunning views that are available to all the rooms at the rear of the building. From the double glass doors and the window above the sink, the sweeping panorama is laid out in front of you. We suspect this may be one of the most impressive places to do the washing up in the entire county!

The kitchen matches the clean lines of the rest of the home and is finished with gloss cabinetry and a solid granite countertop. A double oven, halogen hob, fitted microwave and dishwasher are all from AEG with a Bosch fridge and freezer completing the white goods. This room also has ample space for a dining table with the windows at the rear complemented by two Velux rooflights in the high sloping ceiling.

Shower Room
Positioned between the kitchen and the primary bedroom is a well-appointed shower room. With a window to the rear, this modern space features a spacious shower, lavatory, and hand basin, with quality tiling that is a feature of the ground floor being continued onto the walls and shower surround.

Bedroom One
While all four of Lleine's double bedroom could be used as a master, currently the bedroom to the rear of the property is laid out as the primary bedroom. With a window to the side and a large fitted wardrobe this bedroom also has the shower room directly next door.

Bedroom Two (First Floor)
A staircase leads up to this characterful bedroom in the eaves of the property. A lovely space with a Velux rooflight looking out to the sea and the Preseli hills to the front, this room also benefits from storage into the loft space and an ensuite shower room.

En Suite Shower Room
Carefully positioned in the roof space, this ensuite perfectly serves bedroom two. With a shower, lavatory, and hand basin, along with a large Velux to the front aspect, this room also has a door to an airing cupboard housing the hot water tank.

Bedroom Three
Situated off the central family room, this good sized double has a window to the front and side of the property. If not required as a bedroom, this space would make an ideal studio, study, or television room.

Living Room
Arguably the most impressive room in the property is this stunning sitting room. Descending the three steps from the family room, you enter this bright and spacious reception room that perfectly frames the breath taking views through double sliding glass doors and a floor to ceiling window in the side wall. It is only when you tear yourself away from this ever changing vista that you see the quality and thought that has gone into this extension to the original building. A beautiful reclaimed wood burning stove sits at the rear of the property, its unusual sliding iron doors mirroring the openings in the rear wall. The sloping ceiling, again a feature of the property, have exposed wooden beams which match to the warm engineered oak floorboard that run through this lower level of the ground floor. This space would be the perfect venue for any party or family gathering, assuming you can hold your guests' attention longer than the remarkable sea views!

Bedroom Four
The fourth and final bedroom is found at the front of the extension with a bathroom on the other side of an external door to the front of the property. Ideal for guests with its position away from the other bedrooms, or older children or relatives, it enjoys its own access point to the property. Two windows look out to the front of the cottage with ample space for freestanding bedroom furniture.

Family Bathroom
Across the hallway from bedroom four is a very well-equipped bathroom which serves the bedroom and the living room beyond it. A Jacuzzi bath, separate shower, lavatory, and hand basin complete the sanitary wear with windows to the front and side and tilled walls and floor.

Office
Workspace - Positioned between the main property and the driveway is this good -sized structure that functions perfectly as a home office or studio space. A window looks out to the front with the pitched roof creating a bright workspace. Power and light are connected to the well-insulated building, with a covered porch to the rear also providing some covered storage. There is good 4G coverage and fibreoptic broadband to the property to make working from home an easy proposition.

Dairy
To the side of the main house is the original dairy. Currently it provides an excellent storage space as well as housing the water treatment system. Subject to relevant planning, this building could provide an excellent base for an annex to the main property, or potentially be linked to further extend the accommodation in the main property. To the rear of the dairy is a very large covered agricultural shed which is ideal for storing farm machinery under cover.

Long Dairy
With double doors to an area of hard standing by the driveway this very spacious building would have housed livestock for the original farm. Now providing excellent storage options, workshop space or garaging, this flexible space is a great addition to the property. For those who wish to keep livestock on the land at Lleine this space would be invaluable. Off the main room is a separate storage area for plant and garden equipment.

External
Comprising of approximately sixty two acres in total, this is split roughly between thirty acres of clean grazing, which is currently cut for silage, ten acres of headland grazing, and twenty two acres of cliffs and ground stretching down to the waterline.

The ground has all been stock fenced with new gates fitted with main water supply to two water troughs. For those that don't wish to utilise the land themselves, the low maintenance option currently taken involves two cuts of the grass per year which can producing around two to four thousand pounds a year in revenue, depending on usage.

The house itself is surrounded by low maintenance planting and lawns, with a large gravel driveway and quartz coat resin path leading to the front door of the property. To the rear a large patio stretches along the back of the house and is accessed from the living room and kitchen.
