Highly regarded upland farm within the Lake District National Park

Description

CLOSING DATE FOR OFFERS - 12 NOON ON 17TH JUNE 2021 - PLEASE CONTACT SAVILLS FOR OFFER FORMS

Low Beckside Farm lies to the north of the A66 approximately 12 miles west of Penrith and just south of the hamlet of Mungrisdale. The farm has benefited from considerable investment in the state of the art livestock building completed in 2017 which was specifically designed for sheep husbandry. The farm in all extends to approximately 404 acres offered for sale in two lots.
Lot 1 extending to about 195 acres includes the farmhouse, bungalow (subject to tenancy) and the traditional and modern farm buildings lying in an attractive south facing position, set within 72 acres bordering the attractive Glenderamackin River which together with small woodland plantations adds to the amenity aspect of the holding. Across the road is a further 123 acres of permanent pasture plus some rough grazing and woodland.
Lot 2 comprises approximately 209 acres of pasture and rough grazing including 29 acres of established woodland lying in a single block at Greenah Crag. The land has excellent access off the A66 to the north of Troutbeck and lies approximately 3 miles by road from the farm.

The farming system has been based around a lowland flock of Swaledale/Texel ewes together with a separate fell flock of Swaledale ewes which also exercise grazing rights on Mungrisdale fell and Bowscale fell. The farm has been in valuable ELS and HLS Environmental Stewardship Schemes one of which is rolling over on an annual basis. Low Beckside Farm is likely to appeal to commercial farmers as well as lifestyle buyers seeking a manageable sized property with potential to further enhance the environmental and conservation schemes in a very accessible yet largely unspoilt location on the edge of the National Park. Lot 2 is also likely to be of interest to purchasers with interests in rewilding, conservation work or tree planting, subject to necessary consents.

Farmhouse and Bungalow - The farmhouse is a detached two storey house of traditional stone construction providing approximately 2,445 square feet of accommodation including four bedrooms. The majority of the windows are UPVC double glazed however the house requires some upgrading and modernisation but has potential to provide a well-proportioned family house. There may be potential to extend the accommodation into the adjoining single storey garage. The bungalow is believed to be of block construction with rendered exterior walls under a slate roof. The accommodation extends to 890 square feet including dining/kitchen, sitting room, three bedrooms and a bathroom. The house is subject to an Agricultural Occupancy Restriction and will be sold subject to a tenancy (details upon request).

Farm Buildings - The farm buildings are effectively in two sections with the traditional buildings adjacent to the farmhouse and the modern farm buildings to the south.

The Land - The land at Low Beckside together with the land east of the council road which is known as land at Redmire extends in all to approximately 195 acres, the majority of which is classified as Severely Disadvantaged (SDA) and is Grade 4 on the Agricultural Land classification map. Low Beckside itself lies in approximately 72 acres within a ring fence to each side of the river which cuts through the middle and forms an attractive feature. There are good quality productive grazing fields with excellent access off the council highway and an internal access track leading to a bridge crossing which was
rebuilt following Storm Desmond ensuring good access to the majority of the land. The land at Redmire (over the road)extends to a further 123 acres including permanent pasture, rough grazing and 20 acres of woods and ponds. The main area of woodland known as Redmire Wood has recently been felled. The permanent pasture includes some level improved grassland. The majority of the land is accessed off the private
track leading to Redmire Farm.

Land at Greenah Crag is a single block of land extending to about 209 acres with excellent road frontage at the southern end onto the old road adjacent to the A66. The first section of the land comprises almost 30 acres of permanent pasture beyond which the remainder of the land is rough grazing bordered by 29 acres of established woodlands. This would be a wonderful piece of land for those with rewilding, conservation, planting as well as farming interests, subject to gaining the necessary consents. Alternatively for a purchaser of the whole farm it would continue to form a valuable part of the overall grazing regime.

Location

Low Beckside Farm is very accessible lying only 1.6 miles north of the A66 Penrith to Keswick trunk road, just south of the attractive hamlet of Mungrisdale. Keswick lies approximately 9 miles to the west and Penrith approximately 12 miles to the east, providing access to the M6 Motorway and main west coast railway line.
