Full description
Enjoying an enviable elevated position above the popular village of St Dogmaels, Plas Newydd is an impressive property both inside and out. Constructed in 1847 the property has been extended and improved over the generations, culminating in the current owner's sympathetic restoration of the building. Included in with their substantial renovation was a new boiler and radiators, complete damp and wood survey of the property and remodelling of the kitchen and bathrooms. Perhaps the most impressive element to this overhaul of the building was the stunning orangery which was added to the western side of the property. Tastefully constructed to seamlessly complement the original structure, this elegant reception room is a fitting focal point for the property and makes the most of the stunning views over the river valley and out to sea.
The formal part of the property consists of four rooms on the ground and floor with four bedrooms and a bathroom above. To the rear of this formal part of the property a wing extends to the southern aspect, which could have provided dry storage or living quarters for domestic staff. This rear structure adds a reception hall, utility, laundry, cloakroom, and shower room to the ground floor, and a bathroom and fifth bedroom to the second level. The two parts of the building now form a beautiful family home, but also offer scope, subject to planning, to create a self-contained annex. Plas Newydd also benefits from a spacious three room basement which provides a large home office or hobby room, panelled storage room and workshop, along with a separate large single garage in the gardens.
Entering the property through the original front door, you find a reception room to both sides with a study and the kitchen flanking the central sweeping staircase at the rear of the house. Next to the study a hallway leads you back to the rear hallway, cloakroom, and laundry. From the laundry you access the sunroom and shower room at the side of the house. The staircase in the centre of the house leads down to the three rooms in the basement of the property and up to the first floor. On the first floor, four bright bedrooms occupy each corner of the original structure, with a beautiful family bathroom located above the front door. One of the bedrooms at the rear of the property has a doorway to another bathroom that it shares with the nursery/bedroom five.
Equally as impressive as the internal accommodation offered by the property is the three quarters of an acre of beautiful gardens. Incredibly private, with stone walls running around much of the perimeter, the gardens make the most of this stunning position and the views that surround it. With established planting creating numerous seating areas and sheltered spots, this well thought-out garden would be ideal for large family gatherings or lazy afternoons. The garden also boasts a spacious wooden cabin which is positioned away from the main house and has stunning views out over the surrounding countryside and back towards the nearby town of Cardigan.
The attraction and convenience of this tranquil position is only enhanced when you leave the property and head down the quiet lane into the popular riverside village of St Dogmaels. With all the local amenities you could wish for at the bottom of the hill, you can also continue down river to the beautiful stretch of beach at Poppit Sands. Alternatively, head upriver to the thriving town of Cardigan and its good array of shops, amenities, and artisan eateries.
Plas Newydd combines this fantastic position with all the grandeur of its Georgian construction and combines it with the warmth and welcome of a family home. This beautiful combination of property, gardens and position makes this charming property a rare treat for any visitor and potential buyer.

The gardens that surround Plas Newydd are as impressive as the views you get from them. Thoughtfully planted and planned, the gardens perfectly complement the care and attention that has gone into this stunning property.
A mixture of large, and more intimate, seating areas, lawns, trees, and mature planting have created an outdoor space that would be a joy to while away the days in. Stretching to approximately three quarters of an acre in size the boundary is partly walled which adds to the sense of privacy and tranquillity that pervade the space. A huge collection of hydrangeas adds a lovely splash of colour to the gardens, and make it a truly magical space to wander in.

In the gardens a large wooden cabin has been sited to make the most of the stunning position. Private from the main property this space makes for an ideal entertaining space on cooler evenings.
