Outstanding modern country house, with land.
Description
Astwood House is a stunning modern country house, which uniquely benefits from some 13.8 acres of land, including paddocks, some wooded areas, a completely refurbished and all weather ménage, together with a stable block with five loose boxes, and a useful storage shed. The house dates from 2004 and was designed by the well known architects, Project Management, based in Forfar. The house was built to an extremely high standard and while modern has a traditional feel to it with a harled finish, corner quoins and a tiled roof. In 2008 the sun room was sympathetically added, which blends in very well with the original house, and now creates an ideal living space off the open plan kitchen/family room and links to the garden. At that stage bedroom 4 was enlarged, with Velux windows being fitted in this and in the attic room, currently used as an additional bedroom. A condensing boiler was installed in 2011, and the agricultural storage shed and the greenhouse were put up in 2009. Landscaping works, including the planting of trees along the drive, the orchard and a further area of woodland, were done in 2007 and 2008. In 2013 solar panels were fitted which greatly assist in the running costs of the house and decking was added in 2015. Since then additional works have been undertaken, including completely replacing the ménage in 2019 with a new all weather silica sand and fibre arena, topped with Ridewell, which also has been re-fenced and benefits from steel framed mirrors. In addition a new garden shed was erected, new floor matting put in to the stables and the track to the buildings has been re-tarred. As such it is a wonderful country property with outstanding equestrian facilities, but given its position and accessibility, together with its outbuildings, has potential for many other functions as well.
Internally the house is very well presented and laid out, both for modern family living and for entertaining. There are pine finishings to the stairs, doors and skirtings. It is fully double glazed and although modern, features such as cornicings throughout give it very much a traditional country house feel. The sitting room connects to the open plan dining kitchen and on to the sun room, which creates a fabulous entertaining and family space, linked to the garden by the decking. Also at ground floor level is the dining room, a bedroom and an office, which has spiral stairs up to a further room, which could be a wonderful space for a teenager. Completing the downstairs is a useful utility room, which accesses the integral garage. Upstairs are four further bedrooms (with the principal being en suite) and a family bathroom.
Electric gates, with a video entry system, open on to a tarred driveway which leads up past wooded grounds and a paddock to the house. The drive also continues on to the stable block. Adjacent to the house is a gravelled parking and turning area.
A DETAILED ACCOMMODATION SUMMARY CAN BE FOUND UNDER ADDITIONAL INFO
The main garden is enclosed by wooden fencing, and is linked to the house by decking. There is an expansive lawn together with gravelled areas, shrubs, raised planters, together with a greenhouse (3.75 m x 2.55 m approx.) and wooden garden shed (2.15 m x 2.15 m approx.). To the side of the house another area of enclosed garden has further decking, providing another sheltered outside seating area. On the other side of the fencing is a small orchard.
The grounds are extensive, being some 13.8 acres. These include six paddocks which are watered, together with a further strip. In addition there are areas of mature woodland and more recent plantings, providing amenity and shelter. The silica sand and fibre ménage (25 m x 50 m approx) is topped with Ridewell and has post and rail fencing with mirrors. Adjacent is a block built stable block, with a box profile roof and concrete apron and which includes five watered loose boxes (one sub-divided) with concrete floors and matting, together with a tack room with Hotpoint washing machine, saddle racks and separate WC with washbasin. There is LED lighting in the four main loose boxes. Opposite is a modern steel framed part open fronted shed with box profile cladding and roofing, concrete floor, water and electric. This could have the potential of being converted to more stables if required.
