Location
The woodland is situated in a rural location near to the villages of Alderwasley and Ambergate. The woodland has far reaching views across the countryside. The woodland is approximately 4 miles from the town of Belper and 3.5 miles from the market town of Wirksworth, with quick access on the A6.

Directions
To locate the woodland, from Ambergate train station, turn left onto the A6 heading towards Belper. After a short distance, take the first right hand turning onto Holly Lane. Continue along Holly Road, straight over the crossroads and follow the road, which merges into Jackass Lane. Continue past Wiggonlea Farm and the woodland will be found shortly after on the left hand side, identified by our For Sale sign.

The woodland named Wiggonlea Plantation extends to approximately 5.85 acres (2.37 ha) in total and comprises a mixed block of woodland. The woodland is well established and is attractive, comprising a mixture of Horse Chestnuts, Sycamore, Silver Birch and Pine trees, with a sparse understorey. The woodland is relatively level with access leading from Jackass Lane.

Method of Sale
The land is offered for sale by public auction at 3pm on Monday 24th May 2021 at The Agricultural Business Centre, Bakewell, DE45 1AH.

Deposits and Completion:
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless otherwise stated at the auction. Conditions of Sale:
The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale.
