This architect designed family home sits centrally within a plot of 0.6 acres and offers stunning views of the Cambridgeshire countryside.

In the heart of the popular village of Yelling, approximately four miles to the East of the bustling market town of St Neots, with its farmers market, array of shops, supermarkets and eateries as well as a high speed rail link to London King’s Cross in less than an hour, this contemporary home offers the peace and tranquillity of the countryside but with the added benefit of the facilities of the town. There are a number of highly regarded schools in the area, including the outstanding Ofsted rated Buckden Primary School just five miles away.

As you enter onto the drive it becomes immediately apparent that you have arrived at one of the prettiest plots in the area, the wrap around garden looks down onto the stream, with an array of willow trees and the paddocks and meadows beyond.

Entering the house you are greeted by a huge open plan lounge/dining and kitchen area with glass walls to the westerly aspect and sliding doors onto the patio. There is also a study/office.

Upstairs are four well-appointed guest bedrooms, two with en-suite bathrooms, a family bathroom and a stunning principal suite with private roof terrace, en-suite bathroom and dressing room.

Outside is an oversized double garage with a workshop/gym/external office as well as an additional building which has potential to become an annexe or studio, subject to the necessary consents.

Seller Insight

This remarkable five-bedroom detached contemporary home, which was beautifully designed by London architectural practice Model Projects, occupies an enviable location within the pretty Cambridgeshire village of Yelling “I’d always had a bit of a hankering to build my own home, but I was always more focused on running my business so I never quite had the time to actually take the plunge,” says the owner. “Then one day, as I was on my way to the office, the traffic was particularly heavy so I decided to take a back route and I ended up in Yelling. As I drove through this gorgeous little village I noticed a For Sale sign – which, as luck would have it had only just gone up that day – and as I investigated further I discovered the most enchanting plot of land. That was when everything fell into place.”

“It took eight years to get planning permission, mainly because the house that I’ve had built is way ahead of its time and totally different to anything else in the village. The plot is wonderfully leafy and green and I wanted to make the absolute most of the views and the overall sense of tranquillity, so I enlisted the help of architect James Hood at Model Projects who came up with a design that takes full advantage of these stunning surroundings. The house features a tremendous amount of glass, which has the effect of blurring the lines between inside and out, and the layout is wonderfully open plan so the sense of light and space is really fantastic. We were also able to add a range of modern technology that I feel enhances the overall living experience. There’s an air source heat pump, a mechanical ventilation system and underfloor heating that creates a really lovely ambient temperature. It’s a big house, but even when it’s filled with friends and family, it’s incredibly economical to run, which is another huge bonus.”

“The house has been positioned beautifully within the plot and is surrounded by the garden and a border of wonderfully mature trees, so we enjoy complete and utter privacy,” continue the owner. “I’m Italian and I love eating alfresco so we’ve created lots of areas where we can sit out, relax and entertain. We’ve also added huge sliding doors that lead from the main living spaces so when the sun is shining, the garden essentially becomes this magnificently large outside room.”

“It’s hard to pick a favourite room as the whole house is exactly as we wanted it to be and a real joy to live in, but I suppose the master suite really has that wow factor. It has a large terrace so we can open up the doors first thing in the morning, sit out with a cup of coffee and enjoy the peace and tranquillity and a really gorgeous view.”

“The house is just lovely as it is, but there’s still the potential to enhance the property further. We have a double garage with a room behind that could be a great little home office, or it’s entirely possible to create a granny annexe out there – subject to gaining the correct permissions, of course.”

“Yelling is a sleepy little village, very peaceful and picturesque and there’s a fantastic sense of community here. Cambridge, which is one of my favourite cities in the world is only a twenty-minute drive away, and from nearby St Neots station I can hop on the train and be in central London in around forty minutes so all in all it’s a place that offers the best of everything.”

“Building this house was a challenging process, but I enjoyed every single minute of it and I’m so proud of what we’ve been able to create,” says the owner. “I’ve decided to move abroad to a country with a warmer climate, but I fully intend to find another plot of land and build a replica of this house, and I honestly can’t wait to do it all over again.”
