HISTORICAL NOTE

Thomas Swift, the vicar of Goodrich was the Grandfather

to Jonathan Swift, the author of Gulliver's Travels, built

Newhouse Farm in 1636. A staunch royalist, he bankrupted

himself in gifting his coat, sewn with 300 pieces of gold,

to Charles I. The house is truly Y shaped, radiating north,

south-east and south-west, bar a later addition incorporating

the rear hall and rooms above and below. It was abandoned

for a number of years and at one stage was subject to a

demolition order. However it was bought by the present

owners in 1976. Since then, this Grade II * house has been

comprehensively refurbished. The roof was raised and

reroofed. New plumbing, electrical wiring and underfloor

heating was installed in various rooms such as the family

room, hall, games room and office as well as strategic night

storage heaters. Windows were replaced and walls insulated

and in some rooms panelled.

Beautiful gardens were created and the swimming pool and

tennis court constructed. All the trees and woodland around

the garden and on the land were planted at this time, the

landscape previously being somewhat sparse.

LOCATION

Equidistant between Ross and Monmouth and close to

Whitchurch where there is an excellent and enterprising

Village shop, in an area designated as an AONB, Newhouse

Farm is close to the small hamlet of Marstow, despite being

in the parish of Goodrich. All the nearby towns have excellent

shopping facilities, with Monmouth having a Waitrose. The

area is renowned for its great choice of schools, with senior

schools at Monmouth (The Haberdashers), Hereford, Ross

and further east towards Malvern or Cheltenham. Junior

schools are in Goodrich and Whitchurch.

Communications are particularly good with the M50 and A40

providing fast access to Cardiff to the south west and linking

the M5 and the Midlands to the east.

The area is famed for its recreational facilities be it on the

River Wye, golf courses at Ross or Monmouth and wonderful

walks and cycling in the Wye Valley and Forest of Dean.



LOT 1: THE HOUSE, GARDENS,

The tree lined tarmac drive sweeps up to the house.

The original fortified front door is sheltered by a porch

supported by Doric columns, one dated 1636, the other

inscribed TSS, Thomas Swift's initials. The hall has an

open fireplace, panelled walls and main staircase as well

as the staircase to the lower ground floor. There is a door

to the garden opposite. The Dining room has a panoramic

bay window, open fireplace and links, via the utility room/

butler's pantry, to the kitchen with its large inglenook

fireplace, Aga and back stairs. Off the rear hall there is a

and pantry. Stairs from the hall lead down to the family

room and through to the games room with an external

door and wine cellar, beyond which is the boiler room and

staircase returning to the back hall.Off the first floor landing is a small study which could

also be a bedroom. The snug is an attractive room

with an open fireplace, a hidden staircase to the top

floor and library off, which is above the porch. The

drawing room has greater views from its panoramic

bay window, as well as an open fireplace. This room

once was the principal bedroom and a bathroom could

be added. There are also two bedrooms off the rear

landing and two bathrooms.

On the top floor there are three bedrooms and a

bathroom off the central landing, with the back

stairs leading directly into one of the bedrooms. The

significant roof space is accessed from this landing.

The attractive terraced walled gardens surround the

house. A central feature is the solar dome standing on

the main level lawn good also for a marquee and which

is edged with deep rich borders. The swimming pool

is in a secure area with a safety cover and the tennis

court is outside the main garden.

Above the garden is a maturing woodland, mainly of

oak, ash, beech and some cherry planted around 1990.

At the top of the drive is a double garage and the useful

multi-purpose modern portal framed farm building

planted in 1985 is at the northern end of the farm, below which is a further paddock.

The rising ground would make an ideal gallop of 4/5 furlongs.

From Ross and the M50, continue on towards

Monmouth on the A40. Take the second road left to

Goodrich off the A40 after Pencraig. At the Cross Keys

Inn, turn left and go over the A40. Bear Right at the

turning to Marstow and proceed 0.8 of a mile along

the lane. Where the lane turns left, before a small

bridge, turn right into Newhouse Farm drive.
