ABOUT WOOLDALE HALL The imposing frontage of Wooldale Hall dates from 1714 as an addition to an earlier farmhouse which is believed to be 17th century, and which makes up the rear section of the building. It is of stone built construction under stone slate roofs.

The property fell into disrepair by the end of the 20th century and was extensively restored with no expense spared circa 2010. Our client subsequently purchased the house in 2017 and has since then carried out further improvements and added a stunning garden room to the side ensuring that the property meets the demands of modern living.

There is an impressive entrance hall to the front of the property with a wonderful period staircase to the first floor and doors leading to the lounge and dining room on either side. Both rooms feature wonderful period fireplaces and 2 sash windows to the front with paneled surrounds.

To the rear of the house there is a dining kitchen which features bespoke hand-made units, an Aga range cooker and an island. It features a window seat to the side and the "day to day" side entrance door. A second staircase also leads to the rear landing area upstairs. Alongside the kitchen is the utility room which houses further built in units and appliances. A lobby area leads back through to the lounge and also features a downstairs wc / shower room to serve this floor.

The single storey garden room extension is accessed via a glazed link section from the utility and has the anonymity of a dry stone built outbuilding from the front elevation. The rear elevation however features a set of 4 full height glazed sliding doors into the rear garden, log burning stove, exposed roof trusses and a stone flagged floor which runs through to the outside seating area - a superb, private inside/outside space for socialising. This room could meet a variety of uses and is currently used as a living and less formal dining room.

Upstairs there are interconnecting landing areas which are accessible from the two staircases. The principal bedroom is located at the rear of the building and features a walk in dressing room and en-suite shower room. There are two further double bedrooms, single bedroom 4 (currently an office) and a superb house bathroom

The top floor of the building features another double bedroom with exposed roof frame, open landing area and access to the magnificent loft space which could offer further potential for conversion if required. Beneath the building there is a series of cellars which could meet a variety of uses.

The property benefits from a gas central heating system with underfloor heating to the kitchen, utility and garden room. This is backed up by a mechanical ventilation and heat recovery system. The windows were replaced and restored where relevant in the traditional Georgian sash style with discreet, removable secondary glazing.

Externally, the property is accessed via an electric remote control gate from Wooldale Road with a stone set driveway leading up the side of the house to the garage and a generous parking area. The grounds extend to approximately 2/3 of an acre and feature extensive lawned areas, planted borders, a wonderful oak framed garage with outside wc and further adjoining storage buildings.

It enjoys a pleasant setting in the heart of Wooldale opposite the village green and pub and has easy access out into open countryside on foot. Similarly, there is a village co-op just along the road for all the day to day necessities and the centre of Holmfirth is roughly a mile away and easily reached on foot.
