Enjoying panoramic south facing views across the Orwell Estuary, a well presented house complete with an annex studio.

Dating from Edwardian times, the original house has been comprehensively refurbished and extended to create 3,134 sq ft of accommodation. The majority of rooms enjoy the glorious views down across the estuary and the shoreline beyond. Well maintained and well-presented throughout. From the central entrance hall with its oak flooring, the accommodation includes an impressive 22 ft triple aspect open plan bespoke Orwell Furniture kitchen/dining/living room, with underfloor heating and bi-fold doors opening onto a sheltered terrace. There is an elegant and well-proportioned sitting room with a wood burner, a dining room, with oak flooring and French doors to the garden terrace, together with large study. On the first floor a twin aspect master bedroom has an en suite shower room and dressing room and there are three further double bedrooms, one of which has an en suite shower room and one an en suite wash room, together with family bathroom.

The property benefits from an oil-fired central heating system which works in conjunction with a solar water heating panel to provide hot water, whilst a photovoltaic array, with feed in tariffs until 2036 further offsets the running costs.

OUTSIDE

The driveway leads from the lane through a five bar gate into an extensive brick set parking area, fronting onto which is the double garage complete with workshop area and with an independent one bed studio flat above, which offers potential for a variety of annex uses. It has a shower room and kitchenette area and its own boiler, with underfloor heating to both ground and first floors
