Description

School Farm buildings comprises a range of period and general purpose barns closely arranged together, and with potential for alternative uses, subject to obtaining the necessary planning consents. They lie in very attractive open countryside with superb views on three sides. The adjoining farmhouse is being retained, leaving the existing access into the yard from the lane to privately service the buildings being sold.

The period barns comprise three buildings in a U shape around a courtyard. The largest is the former threshing barn with a high roofline flanked by two smaller single storey barns all built from brick, stone and with some breezeblock infills.

In addition, there are three general purpose barns, the largest being by the roadside with a central barn and two adjoining sections. Two further steel frame barns lie beyond. The buildings have previously been in agricultural use, but now have potential for alternative uses, subject to obtaining planning permission. Completing the range of buildings is the open sided steel frame barn and silo.

The land comprises a single paddock lying to the west and north of the buildings with an existing gateway to the lane. The purchaser will be responsible for erecting a suitable stock proof fence, terms to be agreed, in line with the stakes in the ground.

Planning Pre-App.

Ref: P/2020/0206/PRM - response 15 October 2020
A pre-app was submitted to South Northants Council proposing the following: "demolition of 1 x agricultural barn and conversion of remaining barns to form 3 x dwellings and car port".
Surveys carried out to support the pre-app included an Ecology report and asbestos survey.

The officer's response supported conversion of some of the barns to form two dwellings as follows: (buildings are referred to as numbered on the plan in this brochure).

Unit 1: Buildings 6, 7 and 8. The period barns with new links in the corners and a 1st floor in the main barn with potential to form a 4/5 bedroom dwelling.

Unit 3: Building 5. Conversion of one of the modern barns to a single storey dwelling, potentially 3 bedrooms.

It should be noted that the vendors are a charitable trust. The planning officer made a specific note that the proceeds from the sale of School Farm buildings would be reinvested by the trust into Blakesley Primary School and this would be a "..material consideration in favour of the proposal".

Interested parties must make their own enquiries and satisfy themselves regarding the potential conversion of the buildings to alternative uses. An offer subject to planning is unlikely to be agreeable.
