Looking for the country lifestyle? This could be for you…a very well presented semi-detached cottage (own driveway entrance) with 3 bedrooms, ample living space plus outbuildings, parking AND HALF an ACRE!
Less than 4 miles to the North West of Crediton, lies the small hamlet of Newbuildings, a pretty collection of houses on the borders of Sandford, Morchard Bishop and Copplestone. Its position, being accessible to a few centres, gives its residents options and many find a great balance between being rural without feeling isolated. Fairview is a wonderful semi-detached cottage which has been extended and improved by the current owners. Although technically it is a semi-detached cottage, as far as living here goes and with no windows overlooking your side, plus a private driveway, it certainly feels more like a detached home.
A large porch addition gives a welcoming feel with room for coats and boots, and an ever-useful WC. The inner hall opens to the kitchen, a country style with granite worktops and an amazing economy 7 AGA to give that warm glow in the winter mornings. In 2020 the current owner added a dining room (or could be used as a home office) with electric underfloor heating and double doors opening to outside. The living room is generous with a wood burner and runs across the back of the house. In addition to the underfloor heating and wood burner, there is a recently installed modern combi boiler which provides central heating. On the first floor are the three bedrooms, one of which has WC facilities, and the family bathroom. The property has oak double glazed windows throughout.
For many, it is the outside that will be a real attraction (check out our short video to show you what you get) and you won’t be disappointed. There is an initial lower drive and then a gate leads to a further driveway which goes past the buildings to a level parking area for 4 cars. A raised decked patio is a lovely place to enjoy some alfresco dining and the collection of outbuildings could be used for many hobbies or interests. Briefly, there is a workshop (5.53m x 3.02m), a mower shed (3m x 2.35m) and three stables (all approx. 3.5m x 3.5m). There is power to all of the buildings and good access. The main land extends to nearly half an acre and is currently very much a blank canvass for a new owner. It is mainly lawned with natural hedges and the current owners have a duck pond, chicken run and veggie plots, with still plenty of room to kick a ball or have a picnic!
This is a great opportunity to own a slice of Mid-Devon at a reasonable budget! With the size of the plot and flexibility of the buildings, plus a gorgeous house, it really does have it all.

DIRECTIONS : From Crediton, proceed up Jockey Hill as if traveling to Sandford. As you descend the other side, you’ll pass the entrance to Creedy Park on your right and then bear left on the sharp bend as signed to Newbuildings. Follow the road until entering the hamlet of Newbuildings after approx. 2 miles. As you go through the houses, notice the left hand turn signed to Copplestone, ignore this turn but take the next right into a small unsigned lane. Proceed down the lane and you’ll see Fairview a few houses down on your right.
NEWBUILDINGS is a family-friendly, peaceful hamlet with characteristic thatched cottages and farmhouses in Sandford Parish, encompassed by rolling farmland and gentle sloping valleys. It lies 3 miles north west of the market town of Crediton, 2 miles east of the village of Copplestone and 10 miles north of the regional capital, Exeter. The A377 and Tarka Line that link Exeter and North Devon are within a few minutes' drive. Residents enjoy the plentiful walks across the luscious hills and experience awe-inspiring views, spreading to the horizon; if that isn't enough, the outstanding natural beauty of Dartmoor and Exmoor are a short drive away. For convenience, there is a local supermarket at Crediton and essentials can be picked up from the Copplestone village shop – a couple of minutes’ drive away.
SANDFORD is a civil parish and village 1½ miles north of Crediton, with a historic 12th Century Church. It has an old -world feel, with slender twisting streets, flanked by antique thatched cottages – displaying a menagerie of “Beatrix Potter” style perennial gardens. At the village heart sits a 16thCentury Post House, enshrined by creepers – this is now ‘The Lamb Inn’, an award winning pub/ restaurant; with a rustic aesthetic and cheerful spirit. Featured in ‘The Daily Mail’s – 20 Best British Country Pubs’ (2015). Across the way from here is the shop/ post office, run by the local community. Community is something that underpins every aspect of Sandford, including the local sporting events. Residents have a choice of things to do: such as joining the village cricket, tennis, football and rugby clubs. For the kids, Sandford has a highly sought after pre-school and a primary school (known for its classic Greek-style architecture). Older ones fall within the direct catchment for Q.E.C.C. in Crediton (with an Ofsted “outstanding” Sixth Form). Sandford is linked to Crediton via a footpath, then runs through the Millennium Green on the outskirts of the village – past a wildflower meadow, herb garden, over a crystal stream, yonder tilled fields to a little copse at the town’s-edge.
