Guide Price
£100,000 to £150,000
Setting
The barn and land occupy a simply stunning location enjoying panoramic countryside views across the Derwent Valley. It is accessed off Longload Lane which is something of an unmade lane at the end of Duke Street on the edge of the village of Middleton by Wirksworth. The village of Middleton by Wirksworth as the name suggests neighbours the market town of Wirksworth. The village itself has two public houses, a church and a village primary school. Wirksworth town is just 2 miles away having a comprehensive range of amenities.
Location
There are a number of popular tourist attractions within close proximity. Middleton's own stone centre on the edge of the village is attracting increasing interest from visitors to the area. For those who enjoy walking/cycling, Middleton Top visitors centre is a lovely spot to join up to the High Peak Trail with Black Rocks and Cromford Canal also providing lovely walking just a few miles away. It should also be noted that Middleton is just outside of the Peak District National Park which offers beautiful scenery and delightful walks. Matlock and Matlock Bath are within 5 miles and offer popular family attractions such as the Heights of Abraham cable car and Gulliver's Kingdom theme park. Also offering a good range of shops, public houses, gift shops and cafes. Carsington Water is just 5 miles away with its associated walks and water sports. Slightly further a field, but within 15 miles, are the historic picturesque market towns of Ashbourne and Bakewell, just outside Bakewell is the Chatsworth Estate containing the stately home of Chatsworth House.
Description of the site
The land is divided into four separate paddocks with gated interconnecting access and dry stone wall boundaries. The barn sits in the North East corner of the entrance field with a gated access in the South west corner of the same field with stoned track leading to the barn from the gated access off Longload lane.
The land is slightly undulating with the panoramic views enjoyed from the Barn and land across the Derwent Valley being simply stunning. The area and village of Middleton was historically renowned for its lead mining and there are a number of disused lead mines within the land predominantly in the Eastern paddock. The land extends to approximately 2.8 acres in all.
Planning Information
The barn has been granted full planning permission to convert the detached stone barn to a holiday cottage and this would be a simply stunning location for a holiday cottage. Within the planning consent is also the permission for a private water treatment unit to serve the barn for domestic use. Off road parking is earmarked to the side of the property with access along the current stoned drive along the side of the field. Further information and documents about the planning consent can be found on the Derbyshire Dales District Council website using planning reference 20/00909/FUL.
