Location

The property enjoys an elevated, rural setting to the north west of the village of Riddlesden, which offers a range of useful services including St Mary's C of E Primary School, a large grocery shop and two pubs. The Leeds Liverpool Canal provides pleasant walks along the tow path which is also a National Cycle Route. The village is also home to East Riddlesden Hall (National Trust) with the house and grounds open to the public. The nearby larger towns of Bingley and Keighley offer a wider range of amenities and shops as well as links by rail to Leeds, Bradford and Skipton. Access by road is excellent with the A650 Aire Valley trunk road linking through to Bradford and the M62 motorway.

Description

The property is accessed from Banks Lane via High Wood Head which is a partially made up lane leading to a small group of dwellings of which High Wood Head Lodge is the end property.

The bungalow is subject to an agricultural occupancy condition and provides well planned accommodation all on one level with gas central heating. The property would now benefit from modernisation but offers tremendous scope.

The property is entered via a porch to a long hallway which provides a range of useful closets and stores. The generous living/dining room with flame effect gas fire enjoys spectacular views over the land and Aire Valley beyond via the sliding patio doors which open directly to the field. The kitchen breakfast area has a range of fitted base and wall units with laminate work tops and a stainless steel sink and drainer. There is an electric hob with filter hood over, an electric double oven and plumbing for a washing machine. There are three good sized bedrooms, two of which benefit from built in wardrobes. The house bathroom incorporates a large air bath, separate shower cubicle and pedestal wash basin with a separate WC accessed from the hall.

Adjoining the bungalow is a double garage (6.10m x 5.76m) with a single up and over door. In front of the garage is a tarmac drive with space for parking and there is a small garden area to the side.

Beyond the house is a small building of concrete block and brick construction under a corrugated sheet roof main building (4.50m x 8.44m). Open store (4.50m x 4.87m).

Land

The land extends to approximately 8.50 hectares (21 acres) in total and is predominantly south facing, sloping meadow and pasture with a steeper area of rougher grazing to the western side of the bungalow.

Additional Land

Extending to the rear of Wood Head Lodge from the access lane sloping up to Silsden Road in the north is a further block of meadow and pasture with a southerly aspect. This parcel of productive land extends in total to about 10.52 hectares (26 acres) and is available as a whole or in lots. Guide price £185,000 for the whole.

Basic Payment Scheme
