INTRODUCTION



Following a lifetime in farming the owners of Hem House have decided to retire and as a consequence Hem House comes to the market for the first time in over 100 years, having been acquired at auction by the current vendors family on the 17th June 1912. Originally extending to 228 acres the later acquisition and amalgamation of additional adjoining land now provides for an outstanding organic dairy and stock holding of 440 acres, all of which is contained within a ring fence. The 18th century farmhouse is Grade II listed and provides well proportioned accommodation to three floors. LOCATION



Hem House occupies an accessible location amidst open countryside adjoining the English/Welsh Border (River Dee) Equi-Distant between the popular villages of Rossett and Holt. The town of Wrexham (7 miles) and the City of Chester (9 miles) provide an extensive range of retail, recreational and commercial services and facilities, as do the cities of Liverpool and Manchester both of which are within easy travelling distance.



For agricultural services there are livestock markets at Mold, Oswestry, Market Drayton and Shrewsbury whilst the majority of the large dairy processors operate in the area. There is good accessibility to the A483 (2 miles) and the A55 (4 miles) which in turn connects to the M56 and the national motorway network. There are international airports at Manchester and Liverpool both of which are accessible in under one hour and there are railway connections at Wrexham and Chester, with the Crewe mainline rail service being 25 miles.



THE FARMHOUSE



Hem House Farmhouse is a striking Grade II listed property attractively constructed of rustic red brick beneath a slate roof. THE LAND



All of the land is contained within a ring fence bounded to the west by frontage onto the B5102 with a number of access points thereto and a secondary access to the southern boundary. The northern and eastern boundaries are formed by the River Alyn and the meandering River Dee which also identifies the Wales/England boundary. All of the land is currently down to pasture contained within large level field and enclosures, all of which are well fenced and gated and suited to modern farming practices. The soils are generally of a silty clay or sandy loam which are classified as being Grade III on the Agricultural Land Classification Map of the Area. The majority of the land has been regularly re-seeded comprising productive organic glass leys with white and red clover, whilst a small area is of historic "Ridge and Furrow".
