Situation And Local Area - The land and pools for sale at Onny Vale Fishery are located in the Shropshire Hills Area of Outstanding Natural Beauty (AONB), a very picturesque area well known for its leisure, tourism and recreation attractions. When operated commercially, the fishery attracted an excellent number of customers, with a high proportion of return visits.

There is great scope to build up the fishery again or alternatively to diversify in to other areas such as self-catering accommodation, camping/glamping, farmshop subject to gaining the necessary planning consents.

The site is situated some 7.5 miles from the popular market town of Bishops Castle which has a range of shops including chemist, post office, HSBC bank with cash point, supermarket and petrol station as well as several pubs (a couple of which brew their own beer). It also has a Farmer's Market every third Saturday of the month and a Flea and Collectors Market every first Saturday of the month.

The village of Minsterley is six miles distant and has a variety of amenities including shop/garage, public house and primary school.

From Churchstoke, on the Welsh border, the fishery is some 6 miles distant. Churshstoke boasts a large supermarket that sells just about everything, including petrol and is open 7 days a week with a Sunday morning car boot sale that attracts big local crowds, especially in the summer. There is also a cafe if you require a bite to eat or drink.

Shrewsbury, the County Town of Shropshire caters for all shopping, leisure and entertainment needs and is 16 miles away. It has a town lovely centre with a mix of historic buildings with modern shops.

Access To The Site - The fishery is approached from the Council maintained highway (A488) over a large splayed concrete entrance driveway and double opening galvanised gates which lead on to a private stone lane which is bounded on one side by an attractive gurgling steam. This lane provides access to the fishing lodge, pools and caravan pitches. There are an additional two direct access points on to the A488 from the site which would be very useful for any further development considerations. One access is positioned just before the first pool, and the other is towards the southern end of the site.

Paddock - On the immediate left as your drive in to the site is a very useful paddock laid to pasture. This is screened on two sides by hedging and a post and by wire fence on the other two sides.

It offers excellent grazing opportunities for all classes of livestock and would also lend itself to many other types of growing eg hay, silage, horticulture, root crops and so on.

The Spring Fed Pools - The site is extemely well laid out with many pathways providing easy access to the pools and fishing pegs. The land is generally fairly level and most pegs also have wheelchair access. All of the pools are naturally spring fed and are well maintained. They are usefully spaced out within the site each offering independent use.

Of the three pools available, two are coarse pools and include carp up to 23 llbs as well as tench, perch, roach, rudd, barbel, bream, gudgeon, chub and eels.

The first coarse pool is on the left hand side as you drive in to the site. It is fully enclosed with security fencing and tree screening and provides good opportunites for fishing with pegs thoughtfully positioned around it. The two further pools, one coarse and one trout pool, have a more open aspect and benefit from wide grassed areas nearby.

The trout pool used to be stocked with rainbow, blue and brown trout and a variety of course fish. The wide grassed areas that surround the trout pool provide ample casting space for fishermen.

Caravan Pitches - Located between the two course fishing pools is a large, landscaped grassed area providing five individual pitches for caravans/motorhomes/camping. Each pitch is separated by raised bunds, the removal of which would allow additional pitches to be created. Each pitch has electricity and water supply connections nearby, ready for reconnection subject to utility provider's regaulations, and they are well screened from the rest of the site.

Those using the pitches must be members of the Camping and Caravan Club with whom the site is registered. There is much scope for further increasing the number of pithes available at the site for caravans and campers subject to gaining the necessary planning consents.

The Lodge: - 10.21m x 6.10m (internal) (33'6" x 20' (internal)) - Occupying a convenient central location within the site and servicing each of the pools as well as the caravan pitches is a detached lodge providing catering, dining, office and welfare facilities for staff and visitors alike. The Lodge is of brick, block and timber clad construction with a slate roof, has double glazed units and oil fired central heating. It benefits from a concreted path and front arpon with disabled friendly entrance. The Lodge has excellent parking faciities around it with space for over twenty vehicles. Further options for spillover parking, should it be required, are found within a very short distance of the lodge.

Dining Area And Commercial Kitchen - Pleasant room with windows to each elevation providing much light and making the most of the pleasant surroundings. There is a ceramic tiled floor and two radiators.

A well equipped and fully functioning Kitchen is located to the rear of this room and provides a stainless steel sink with tiled splahsbacks; stainelss steel range-style cooker with double oven, gas burners and stainless steel extractor fan over; large capacity Beko refrigerator/freezer; plumbing for dishwasher. The floor is tiled throughout and there is a window to the side. A useful two-sided bar/serving counter with overhead storage separates the Kitchen from the Dining Area.

Directions - From Shrewsbury: head South-West on the A488 Bishops Castle Road for approximately 9 miles to the village of Minsterley. Continue through Minsterley remaining on the A488 and continue for a further 6 miles up Hope Valley. Do not turn right to Whitegrit. Carry on the A488 for a further 200 yards and turn right where there is an Onny Vale Fishery sign. Turn left into the fishery and carry on straight on to the car parking area by the lodge.

From Churchstoke:take the A489 east out of Churchstoke and after approxiately 3.5 miles turn left on to the A488. Continue for around 2.5 miles and you will find the Onny Vale Fishery sign on the left. Turn left and immediately left again into the fishery. Continue straight on to the car parking area by the lodge.
