Chinley offers a great range of local facilities and amenities including a post office, a variety of shops, pubs, and restaurants together with a train station which is a short walk from the Hall. There is a primary school in the village and a good range of private and state schools within the region. The thriving spa town of Buxton is about 7 miles to the south, and offers an excellent range of facilities and amenities including historical opera house. The handsome market town of Glossop is about 9 miles to the north.

Description
White Hall is a particularly handsome country house with a useful integrated annexe, a good range of domestic outbuildings and good equestrian facilities. The property offers comfortable accommodation and was extensively renovated in 2000. It would now benefit from a further programme of refurbishment and restoration.

Dating from the mid 19th Century, the Hall is of Gritstone ashlar block construction with elegant Gritstone dressings under slate roofs. Of particular note is the principal elevation which faces south and is wonderfully symmetrical with an impressive balconied porch supported on Ionic columns. To the east, there is a very attractive full height gently canted bay window flanked by complementary casement windows. On the north side of the Hall, an external curved stair leads to a run of outbuildings. These were constructed after the Hall and include gothic revivalist detailing with embattlements.

The property offers attractively proportioned rooms with high ceilings, full height casement windows, some very good plaster mouldings, wonderful carpentry and some excellent chimney pieces. Integrated into the Hall is a useful annexe which could be utilised as semi-independent accommodation or be incorporated into the main house.

North of the Hall, there is extensive stabling with associated store and tack rooms, a manège, a haybarn and a hard standing area. To the east, there is an attractive summer house.

The gardens and grounds make a lovely setting for this fine property and together with the paddocks, the property extends in all to about 10.71 acres.

Accommodation
The principal entrance is via attractive double doors under a broad fanlight, opening into an impressive reception hall with a Minton floor and a curving staircase with wrought iron balustrade leading to the first floor. The hall sits under a large domed roof light. The sitting room and study are to the east and west of the hall, and both offer delightful views over the gardens and grounds. Both rooms have notable marble chimney pieces, and the study is complete with a wood burning stove.

An inner hall leads to the formal dining room, a cloakroom and the drawing room. The dining room has a vast stone chimney piece and a quarry tiled floor. The drawing room has a very large gently canted bay window overlooking the terrace and rose garden, and some very good plaster mouldings. From this room and from the inner hall there is access into the breakfast kitchen which has two sets of glazed French doors leading out to the terrace. The kitchen is finished with Mark Wilkinson cupboards surmounted by granite work surfaces, and with a good complement of integrated appliances. Just off the kitchen is a pantry and a utility room. West of the kitchen is a wonderful former courtyard which is now enclosed with an atrium style glazed roof. There is also a boot room, and access to the annexe. A broad door set into a stone gothic revivalist door case leads outside.

There are wonderful views across the gardens and the river from gently canted bay window in the master bedroom which is complete with a generous en suite bathroom. The main dressing room with built-in wardrobes room is in an adjacent room; there is a second smaller dressing room with built in wardrobes. There are 3 further double bedrooms, one has an en suite shower room, and there is a further shower room.

The adjoining annexe has a kitchen on the ground floor and a sitting room, and two en suite bedrooms on the first floor. It is configured so that it can be used either as a one or two bedroom accommodation as one of the bedrooms can be utilised by either the Hall or annexe to suit.

Outside
From the south, White Hall is approached through wrought iron gates set on stone piers and then up a sweeping gravel drive towards the Hall, where there is ample space for parking and also garaging. The captivating gardens and grounds make a wonderful setting for the house. To the south, a gently sloping lawn leads away from the Hall and towards Black Brook. To the east, there is a stone seating terrace adjacent to the Hall and below it a formal rose garden with a fountain. Lawns then lead down towards established shrubbery borders and a deep belt of mature trees including Birch, Oak, Beech and Horse Chestnut. A delightful meandering stone path runs alongside Black Brook and towards a small iron bridge which crosses Black Brook to a naturalised garden. Fishing rights are included on the river. Set above the east garden, in an elevated position, a summer house provides lovely views over the grounds as well as towards Eccles Pike. Nearer the Hall, an orangery provides an additional entertaining area or a glass house. North of the property, there is a stream fed pond that attracts an abundance of wildlife.

From the north, a cobbled semi-circular splay leads through stone piers and then to a tarmac drive leading through the paddocks, down to the equestrian facilities and then round to the Hall. The equestrian facilities include a manège finished with Martin Collins wax sand, a circular lunge/turnout pen with a sand surface. There are 12 stables (including one used as wash box), a tack room, a feed room and 3 additional sheds/haybarns. There is also a hard standing area for vehicles. Of the 10.71 acres included with the property, approximately 8 acres are divided into 4 fields with water supply to each.

In addition to the equestrian facilities, there is a further barn currently used as stables, but it appears to offer potential for conversion subject to gaining the necessary planning consent. The stables attached to the Hall also appear to offer good conversion potential, again, subject to securing necessary permissions.

Planning
Planning permission was granted and listed buildings consent was approved in 2019 for the change of use of this residential property to provide bed and breakfast accommodation and for the conversion of one of the barns to provide a small events space. Reference: HPK/2019/0018 and HPK/2019/0019
