A charming detached four bedroom period house, situated within a tranquil garden of about 0.75 acres, and located amidst the beautiful rolling countryside of Aberdeenshire.

Description

Originally thought to have been built around 1850, this charming detached property enjoys an idyllic countryside setting. It’s beautifully landscaped and mature garden grounds extend to approximately 0.75 acres, with the picturesque Keithny Burn flowing nearby and further enhancing this tranquil situation. A haven for wildlife, including red squirrels, Bridgend is located just under 12 miles from the thriving town of Huntly which provides a good range of amenities.

ACCOMMODATION
The entrance vestibule leads into the welcoming reception hall where there is a deep cupboard beneath the staircase leading to the first floor west wing accommodation. The elegant dining room has a delightful box bay window overlooking the garden, with corner bookshelves. The open fireplace is central to the room and creates an inviting ambience when entertaining.

Off the dining room is the relaxing garden room which also enjoys far reaching views across the garden, taking in the plentiful wildlife. Within the garden room there is a Morso wood burning stove, while a partially glazed door leads out into the garden.

The generously proportioned sitting room is perfect for relaxation and enjoys dual aspect views over the gardens. With ample space available for freestanding furniture, there is a walk in storage cupboard and also a charming working fireplace.

Returning to the reception hall, a door leads into the dining kitchen, which has a delightful rustic appeal. With good space available for a dining table set, the cream oil fired two oven AGA creates a cosy and welcoming atmosphere. Featuring a storage cupboard and a range of white painted base units, the work surface area incorporates a 1.5 sink with drainer. The dining kitchen has a utility area off, which is plumbed for white appliances and leads through into the rear porch which is currently utilised as a boot room. There is also a self contained walk in pantry with power and light.

Along the ground floor there is double bedroom four, a well proportioned room which would be equally suitable as a home office or family room if required. An open corridor from the reception hall leads to a further storage area which overlooks the burn and is served by a WC cloakroom and store room/wine cellar with external access to the property frontage.

A carpeted staircase from the reception hall ascends to a split level landing where there is fitted storage available. The principal bedroom is a generously proportioned and light room with lovely views across the garden. The bedroom is well served by a sizeable and versatile dressing room, and an elegant bathroom with white two piece suite and a sumptuous curved bath. From the reception hall a separate staircase leads up to double bedrooms two and three which both enjoy garden views and share a bathroom with three piece suite.

GARDENS
Bridgend features truly idyllic gardens of around 0.75 acres. A wrought iron gate to the front of the property leads along cobbled and gravel footpaths which wind through extensive areas of lawn. Immediately outside the property there is an elevated patio area from which to enjoy the beautiful views. Established and cultivated areas are tiered with stepped footpaths and mature hedging, creating delightful and sheltered walk ways through the trees. There is a productive soft fruit cage with strawberries, raspberries, blueberries, blackberries and gooseberries. At seasonal times of the year the lawns are carpeted with spring bulbs including daffodils, crocus and snowdrops. An abundance of azaleas provides both fragrance and colour when in bloom. With the Keithny Burn flowing along the peripheries of the property, there is always the peaceful sound of flowing water, and the promise of a trout to be caught.

OUTBUILDINGS
Bridgend is well served by an outbuilding/workshop with power, light and water which adjoins the garage with sliding door. Sheltered amidst the trees, there is a delightful timber summerhouse which also has the benefit of power and light.
