Classic Chiltern brick and flint family home

Description

Boundary Cottage is a delightful family home completed in 2011 by the vendor, built to the highest specification and enjoying an array of technical features. The property is built in a traditional style from flint and Henley brick, with solid oak joinery throughout giving a feel of a character building. Large windows throughout afford attractive views over its own stunning gardens and the surrounding countryside.

Exceptional care has been taken in the construction of the property, adding premium fixtures such as solid oak floors and doors, underfloor heating throughout and attractive bi-fold doors, a ground source heat pump, sewage treatment system, cat 6 cabling, CCTV, rainwater harvesting and an internal vacuum cleaning system.

The ground floor comprises a spacious entrance hall leading to a very spacious sitting room, separate dining room and kitchen/breakfast room. In addition, there is a study with fitted office furniture and a pull-down bed, a WC and a utility room. The kitchen is fitted with Ben Williams of Cornwall units with granite splashbacks and features a central island and a variety of quality integrated appliances.

There is further accommodation on the lower ground floor, where there is a games room leading to a covered courtyard.

The first-floor accommodation is arranged around a galleried landing. Each of the four bedrooms is of a generous size with the principal bedroom being particularly spacious and having access to a south-facing balcony, dressing room and en suite shower room. There is a further en suite guest bedroom and a family bathroom.

Outside
The house is approached via a sweeping gravel driveway accessed via electric gates, with ample parking space for multiple vehicles. The plot is exceptionally generous amounting to approx. 1.1 acres, comprising the large driveway, the rear gardens, numerous outbuildings and a half-acre paddock. The rear garden is mainly laid to lawn, with a paved patio spanning the back of the house providing ample space for alfresco entertaining, a favourable southerly aspect and delightful views. The driveway continues around to the rear where there is a timber workshop and attached barn with log store, a detached double garage and a substantial vegetable garden with raised beds and a bespoke cedar-framed greenhouse. Planting throughout the garden features a variety of tree species, including olive, silver birch and a young orchard of pear, plum and apple.
