A rare and fascinating opportunity to purchase two cottages with an adjoining Grade II* Listed Chapel, located in a peaceful country position in grounds of just over an acre. Adaptable accommodation offering a variety of uses.

The Property.
Prescott Cottages are a pair of attached cottages adjoining Prescott Baptist Chapel, a fascinating and historically important building with origins dating back to 1715. They have been resided in by the current owners for over 50 years and were the subject of a comprehensive programme of restoration and refurbishment about 8 years ago, resulting in the attractive and very well-presented homes we find today.

The principal cottage - 2 Prescott Cottages, is very well-appointed and has two reception rooms, both of which have wood burners. Worthy of particular note is the stunning kitchen/dining room which has been beautifully fitted with an extensive range of units under granite work tops, and this opens into a stunning sun room with views over the garden.

1 Prescott Cottages is the attached holiday cottage and this has a sitting room with Jetmaster fire and door to the rear terrace, and kitchen, whilst to the first floor there is a double bedroom and large bathroom.

Prescott Baptist Chapel is a handsome Grade II* Listed building with rendered elevations under a slated roof. According to an inscription painted onto the front porch the original chapel was built in 1715, rebuilt in 1785 and then comprehensively renovated in 1892. It retains some fascinating features including a baptistry in the floor in front of the pulpit, and has a vaulted barrelled ceiling with a first-floor gallery to three sides.

This building could serve a variety of uses subject, of course, to any necessary planning consents. It is worth noting that there is an overage provision on the Chapel and orchard of 20% of any uplift in value should planning permission be granted. This runs until September 2027.

Gardens & Grounds.
The site is approached through wrought iron gates which lead to a gravelled parking area to the front of The Chapel. The property includes two burial sites which have been incorporated into the gardens and several of the tombs also fall within the listing.

The front garden has been beautifully planted and there is a pathway which leads across the front of the cottages to a private garden for 2 Prescott Cottages. This has a small pond, decked seating area and profusely stocked borders with a variety of colourful shrubs including a splendid wisteria. To the rear of 1 Prescott Cottages is a paved terrace which gains delightful views over the adjoining farmland.

To the side of The Chapel is a store and the grounds then rise to the east to the second graveyard. It is worth noting that these do have public access, however we understand from the owner that they are very seldom visited.
Further to the east is a large natural area of garden and orchard with several timber buildings including a summerhouse and store.

Situation.
Prescott is a tiny hamlet situated in a beautiful country location between the popular villages of Culmstock and Uffculme. The property has access to some of the county's most attractive rolling countryside and beautiful walks emanate from one’s doorstep over the myriad of footpaths in the local area. Although semi-rural, this location is also very accessible with the larger villages only a short distance away, as well as the towns of Honiton and Cullompton, the M5 motorway and Tiverton Parkway.

This area forms part of the Blackdown Hills Area of Outstanding Natural Beauty which ranges over the Devon/Somerset borders. Culmstock lies about a mile away and has an ancient Parish Church and a Primary School. The larger village of Uffculme is about 2 miles away and has a good range of amenities which include several shops and a post office/village store, public house, library and two schools, the secondary of which is rated outstanding by Ofsted.

Taunton, the County Town of Somerset, is about 14 miles distant and has an excellent range of shopping and recreational amenities, as well as having a main line express rail link to London Paddington, or alternatively about 4.5 miles away trains can be picked up from Tiverton Parkway. The Cathedral City of Exeter is about 22 miles to the south west and offers a comprehensive range of amenities including a large modern shopping centre, theatres and international airport.
