Location
Combe is a small hamlet about a mile west of Langport and is approached by a small country lane with no through traffic. Combe Farm is approached by a spur from this lane which becomes a private no-through lane just before the property. The house faces south across farmland to the River Parrett.
Description
There has been a Combe Farm documented on this site since 1322. The present building is mainly 17th century with other additions and is Grade ll listed. It's a very handsome house of blue lias stonework with Hamstone dressings and a brick rear wing. There are coped gables to the roof which was originally thatched but is now tiled. The front of the house has chamfered mullioned windows with rectangular leaded panes. The heavy plank front door is protected by a flat-moulded stone hood supported on console brackets.
The house has bags of character and retains many other period details including a traditional cross passage with ceiling beams, an open fire with Hamstone surround in the sitting room and a chamfered bressumer above the open hearth in the dining room.
Accommodation
There's plenty of living space with the sitting room and dining rooms being the main reception rooms. The open plan kitchen and breakfast room have lots of windows and French doors to the garden in addition to the 4 oven Aga and units. Beyond is a garden sitting room again with French doors to the garden. Also on the ground floor are a cloakroom, utility room and a garage.
On the first floor are 5 bedrooms (of which one is a through bedroom and has been used as a dressing room) and a bathroom.
The whole of the second floor is taken up as the master suite with a 28ft. bedroom, dressing room and bathroom.

About the area
Langport is an historic town alongside the River Parrett which was the Roman accessway to Avalon and Wessex and also later to the invading Danes. It was also the site of an important battle in the Civil War. It's now an idyllic small Somerset town which has changed little over the years which gives it great charm and character. Individual shops remain without large chain outlets other than the useful Tescos. It also has very pleasant and popular cafe/restaurants alongside the river much used by walkers and nowadays cyclists as well as the local townspeople.
The surrounding countryside is absolutely beautiful and is accessible with many footpaths and bridleways. It is also ideal for cycling with its small lanes and little traffic (see Somerset Cycle Route).

Communications are excellent via the M5 motorway linking the north and south and the A303 to the east and west. Nearby Castle Cary provides a fast train link to London Paddington.
There is an excellent choice of state and independent schools including Millfield, Sherborne, Bruton, Taunton School, Wells Cathedral School, Huish Episcopi Academy and Sixth Form colleges at both Richard Huish, Taunton and Strode College in Street; Hazlegrove and Leweston are very popular local Preparatory schools.
