An exciting opportunity to purchase approximately 8.29 acres of grassland and stone barn in Castleton with access directly off Goosehill.
For Sale by public auction at 3pm on Monday 21st September 2020 at The Agricultural Business Centre, Bakewell DE45 1AH
Location
The land is located on the outskirts of the sought-after Peak District village of Castleton, just a short distance from the iconic Winnats Pass.
Castleton is approximately 9.4 miles from Hathersage and 14.3 miles from the market town of Bakewell. The land is accessed off Goosehill a narrow-adopted highway.
Description
The sale of this land and building offers the opportunity to purchase such a property in a sought-after area. The land offers tremendous views of Winnats Pass, Castleton and across to the Mam Tor Lose Hill range. The land is sloping and is well suited to grazing, lying over limestone, bound with drystone walls. Located on the property is a stone barn, that is in a poor state of repair but may offer scope for change of use subject to obtaining the relevant consents.
Services
There are no services connected to the land, although there is a natural water supply that we are advised is reliable except during the driest periods of the year. Mains water is believed to be nearby. Any interested parties should make their own enquiries.
Tenure and Possession
The land is sold freehold with vacant possession upon completion.
Basic Payment Scheme:
The land is registered with the Rural Payments Agency. BPS Entitlements may be available by way of separate negotiation.
Viewing
The land may be viewed at any reasonable time within day light hours when in possession of a copy of these particulars. Please note that cattle and sheep may be grazing the field, so no dogs are to accompany viewings; the field gate must remain closed and Countryside Code followed. The barn is not structurally sound, so must not be entered into, and parties should remain a safe distance from it.
Rights of Way, Wayleaves and Easements:
The property is sold subject to and with the benefit of all rights of way, wayleaves and easements whether or not they are described in these particulars.
Sporting Rights:
Included as far as they exist.
Directions
From the main street in Castleton (A6187) opposite 'The Bulls Head' public house, take Castle Street and then take the next right (signposted Peak Cavern). Continue on this road, over the bridge (now becoming Goosehill). If driving a vehicle, it is suggested you park up (due to the access being narrow), and walk up Goosehill. Where the road forks, take the right-hand fork (past the yellow grit bin). Continue past Goosehill Hall, and the field is located on the right, indicated by our 'For Sale' board.
