SITUATION
The Kinkell Fishings are situated on the Middle Earn about 3 miles north of Auchterarder and about 7 miles south of Crieff. They are therefore highly accessible from both Edinburgh and Glasgow and their airports using the M9 and M8. In addition there are direct daytime and overnight rail services to London from Gleneagles station.
The beat lies in the heart of Strathearn, an area famed for its fertile farmland and rolling hills. Crieff, Auchterarder and Perth all provide excellent shopping facilities and the locality is well served by guest houses, holiday cottages and hotels including the world famous Gleneagles Hotel some 4 miles away.
THE RIVER EARN
From Loch Earn the river flows east for 47 miles joining the Tay near Abernethy. It is an important tributary with significant runs of both salmon and sea trout. Grayling are also a feature of the river. The River Earn is governed by the Tay District Salmon Fisheries Board and is classified as a category 3 river which means that a mandatory catch and release policy is in place. The season opens on 1st February and closes on 31st October.
DESCRIPTION
The Kinkell Fishings currently comprise the salmon fishing rights on both banks for about 1.8 miles and on the right (south) bank for about 1/4 mile. These rights include ownership of the solum of the river (the riverbed) which extends to 28 acres. Neither bank is owned by the seller. The fishing hut and car park are situated on the left (north) bank at Kinkell Bridge, a delightful, four arched, stone structure dating from the late 18th century which carries the B8062 Auchterarder to Crieff road. The hut and car park site are currently leased from a neighbouring landowner, however an agreement has been reached to acquire the site and both will form part of the subjects at the point of purchase. Access to the various pools is by a combination of public roads, private tracks and footpaths. The beat is bordered by Colquhalzie and Innerpeffray upstream and Trinity Gask and Nether Fordun downstream.
The Kinkell Fishings include 32 named pools and are divided into Upper and Lower beats. They are fished by up to 8 rods mainly from the south bank with those fishing the lower beat in the morning moving to the upper beat at 1.00 pm and vice versa. Fishing is carried out from the bank and by wading.
The fishing hut has a sitting/dining room with changing area, store and WC.
The Upper Beat is varied and provides exciting fishing in all conditions. Grant’s, Tippeny and Napier’s are excellent fly pools which benefit from the weir with Robertson’s, Lawson’s, Pulpit and Dalglish’s best suited to spinning. Good catches of sea trout have been recorded in the Weir pool and 30lb fish were caught in Tippeny in both 2015 and 2016.
Finlay’s, Adamson’s and Machany offer streamy water where large baskets of sea trout can be taken in May and June as darkness falls. Machany is regarded as the best pool on Kinkell with a substantial length of lovely fly water at all heights. The Gurl is one of the longest pools and provides good sport throughout its 200m length in both low and high water. Houston’s is full of strong, turbulent flows and long casting is needed to cover the lies. Tam’s features a strong, deep flow and can produce large fish.
On the Lower Beat Green Hut and Nameless are fine, fly pools with the former also providing night-time opportunities for sea trout. Rosebush, Island and Macdonald’s are principally spinning pools. The Upper, Middle and Lower Murray’s pools comprise one long bend extending to about 600m. A 32lb fresh run cock fish was caught on the fly in Middle Murrays in 2017. They benefit from croys, jetties and lie stones, are easily waded and are a joy to fish. March is a famous piece of fly water recently improved by new innovations.
The Kinkell Fishings have a number of loyal tenants who fish during the season. Details of the rents, which range from £35 to £75/rod/day, are available from the selling agents.

THE TAY DISTRICT SALMON FISHERIES BOARD
The Board has been in place for over a century and administers the river. Its policies have included the improvement of access of salmon to spawning tributaries and habitat and stock enhancement as well as the employment of water bailiffs. The Board is selected by the proprietors.
