Heasley and Arreton Farms mainly comprises a ring fenced block of productive, partially irrigated arable land together with elevated downland and pasture, a pair of semi-detached cottages and a farmyard with portal framed building and commercial lets. FARMLAND

The property provides about 437 acres (177 ha) of arable land in all with 388 acres (157 ha) being located within Lot 1. Extending from the base of Arreton Down it slopes south providing easily workable fields in large enclosures. The land is well served by tracks with access direct from Downend Road to the west and over a right of way across Heasley Lane to the south. Adjacent to the farmyard the land levels off whilst to the west there is more undulation around Arreton Manor itself. The farms are currently growing a mix of spring and winter sown cereals, sweetcorn, maize and winter cauliflowers.

The southerly boundary of the farm is the River Yar with an adjacent parcel of pasture extending to 30 acres (12 ha) and with access via Heasley Lane which also serves Heasley Cottages and the farmyard. The Arreton Down lies to the north of the farm and provides about 65 acres (26 ha) of downland in 2 blocks either side of the Newport Shute Road. An elevated position the land is used within a shoot at present with outstanding views across the remainder of the farm and island.

To the west of the farm, lot 2 is a separate parcel of land adjacent to and with access from Downend Road and Burnt House Lane. Extending to about 65 acres (26 ha) the land is a mix of cover, grass and cereal crops.

Classified as being a mix of Grade II and III on the Agricultural Land Classification maps the central part of the farm is further characterised as being mainly freely draining slightly acid loamy soils. These loamy soil types are generally suitable for a range of spring and autumn sown crops. To the north on Arreton Down the soils are lime rich over chalk or limestone whilst the soils to the south alongside the River Yar is generally loamier and clayey floodplain soil suited mainly to grassland.

COTTAGES

4 and 5 Heasley cottages are a pair of 3 bedroom dwellings located to the south of the farm with access from Shepherds Lane vis Heasley Lane. Each set in about 0.25 acre both are let and provide an excellent investment opportunity, accommodation for farmworkers or scope for conversion to a single dwelling.

YARD AND AGRICULTURAL BUILDING

Extending to just over 5 acres the yard area comprises excellent hard aprons for storage, material handling, access and parking together with a steel portal framed building.
