Location - The village of Seisdon is ideally situated within unspoilt countryside and yet within convenient travelling distance of Wolverhampton, Telford, Stourbridge, Dudley, Bridgnorth and surrounding areas. There are some local facilities within the village and shopping at Wombourne and Pattingham. There are excellent schools in both sectors within travelling distance, some of which provide coach services.

History - A Cambridge University Historian has dated the origins of the house from the cellars, to the 1500's with the house being extended in two periods: the 1600's and 1848 with modernisation to it's current form in the 1980's. The original house is indeed mentioned in the Domesday Book. From the 1600's the Wrottesley family owned this and significant houses in the area until Lord Wrottesley's death in 1970. The Old Manor was purchased by our client's family along with 200 acres in 1930. One of the most significant internal features is the dining room fireplace. Reputed to only a few left in the country, the working fireplace has a window immediately above; the flue curves.

Accommodation - With many period features retained, the Old Manor House has pleasantly proportioned room from a central reception hall that presently has a vertical lift installed in addition to the fine staircase. The drawing room has full height windows and bay with glazed door to the garden, a stone fire surround and log burner. The dining room with an oak floor has full height windows with working shutters and a log burner. From the hall a delightful garden room has views with an oak floor and opening doors to the garden while the sitting room enjoys a detailed stained glass window and exposed beams, with a capped fireplace. The breakfast kitchen is fitted with a gas AGA, granite work tops and access to the utility and back staircase. The Manor House has a wonderful rage of 6 cellars that houses the dual boiler system.

On the first floor an oak balustrade provides a gallery area and access to the principal bedroom suite with the bedroom having stained glass window detail and rear views, a large en-suite and steps to the dressing room with access to the rear staircase. Bedrooms two and three both have generous en-suites, with a further staircase leading to the second floor; Two further bedrooms, bathroom, dressing room and loft storage.

Out Buildings - In close proximity to the house, there are a substantial range of brick out-buildings totalling an area in excess of 6,200sq.ft. These include a barn with planning consent for conversion, garaging, numerous stores, two storey office, work shops, old forge and stables.

Barn For Conversion - Planning Reference with South Staffordshire Council: 12/00625/LBC. This two storey height barn (70ft x 20ft) has planning permission for residential conversion into a separate dwelling. The planning includes a new access off Seisdon Road to parking and a garden area. With over 3000sq.ft of proposed living space, the creative plans provide accommodation that briefly comprises: 4 bedrooms, 3 bathrooms and open plan living accommodation with 5 principal areas.

Agricultural Land - Adjoining the drive and garden, a fenced field has vehicular access from the drive and a further gated entrance from Crockington Lane. Around 6 acres, the field is presently let with a grazing license and will be sold with an Overage Agreement.

Services - We are advised all main services are connected to the principal house and bungalow. The central heating is gas fired. The alarm is currently under a service agreement with ADT.
The Bungalow EPC: D

Tenure - We are advised The Od Manor House and the adjoining buildings with land have Freehold title. None are currently registered.
