Imposing well located townhouse with annexe.

Description

Westlea is a substantial and charming townhouse, situated in a very fine location at the junction of Grove Road and Albany Road in Broughty Ferry, to the east of Dundee. It is a handsome house which dates from 1883 and retains much of the period character and detail of that era, with panelled doors, a lovely pitch pine staircase, cornicings in the main reception rooms, hall and landings, and skirtings. It boasts some elegant and well appointed reception rooms, and the current layout includes some seven bedrooms. The linked Coach House, which could relatively easily be re-incorporated into the main house, allows for ancillary accommodation which could produce some useful letting income. There are good areas of enclosed garden, both to the front and to the rear, with car parking and a garage accessed off Albany Road.

Westlea is an imposing stone built house with a slate roof which faces southeast, looking out over its own garden. One of the few large houses in the area not to have been divided, it is private, and ideal for both family living and grand entertaining. There is also ample space for home working, with the annexe having been used as an additional office by the current owners. They acquired the house in 2000 and at that stage undertook a number of improvements. This included rewiring and re-plumbing, as well as overhauling the roof. The house was also redecorated at that time and new fireplaces, which are in keeping with the period of the house, installed in both the dining room and the drawing room. A gas fire was installed in the drawing room, and a gas fired stove was later fitted in the sitting room. The double garage was built a little later and the kitchen, as well as the bathroom and shower room on the first floor, were refurbished. It is understood that the boilers and Rangemaster had been replaced just prior to their purchase.

A detailed internal description is available under additional information, but briefly the accommodation comprises an entrance hallway, a cloakroom with a separate WC and an impressive hall. Arranged of this is the striking dining room, which links to the garden, and the drawing room. Beyond a butler's pantry is a gym/store, a cosy sitting room, a larder (now used as a computer room) and a utility room. Also off the hall is the fully fitted kitchen, and an understair wine cellar.

At first floor level is an elegant library, together with the principal bedroom which has a connecting door to the family bathroom. There are two further bedrooms and a shower room. The hanging staircase continues up to the second floor, where there are four more bedrooms and a bathroom with a "shub" bath.

Attached to the back of the house is the Coach House, which has its own entrance door. On the ground floor is a kitchen, while upstairs can be found a bathroom, sitting room, currently used as an office, and a bedroom.

Beyond the Coach House is a store, with water, power and light, while the boiler room houses two Potterton Kingfisher MF boilers. There is also a useful outside WC with washbasin. The enclosed garden at the back of the house has shrub borders and a lawn, together with a Wendy house, a sunken trampoline and a log store. The double garage is harled with a slate roof, and has power, water, light and an electric up and over door and opens on to block paved parking with gates on to Albany Road.

The front garden is a delight and is again enclosed, with shrub borders and a sunken lawn. There are two good copper beeches, and a period wooden summer house. Linking the garden to the house is a paved and gravelled terrace, ideal for sitting out.

Location

Westlea is situated within a prestigious residential area in West Ferry which Charles McKean and David Walker in Dundee, An Illustrated Architectural Guide (Pillans Wilson Ltd, 1984) describe as “once one of the richest suburbs in Europe, it was here, and to the slopes above Broughty Ferry, that the merchant princes and jute barons of Dundee came to construct their palatial mansions. This mid to late Victorian suburb . . . remains private on its plateau high above the shore: few main roads, minor ones framed by stone walls and mature trees.”

Westlea is within easy reach of the excellent local amenities of Broughty Ferry, including primary and secondary schooling, an ample choice of shopping facilities, supermarkets, library, harbour and the Royal Tay Yacht Club. Eastern Primary and Grove Academy are within walking distance. Broughty Ferry is only a short distance from Dundee city centre, which offers all the facilities expected of a major city. Private schooling is available at Dundee High School, with the playing fields at Maryfield being close by. There are railway stations at Broughty Ferry and Dundee with services north and south, including a sleeper to London. Dundee Airport has flights to London City. The A90 dual carriageway offers easy access to Aberdeen and to Perth and on south to Edinburgh and Glasgow. Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities, including the new V&A museum.

Away from the city, the range of outdoor pursuits is impressive. Over the River Tay is St Andrews, home of golf, while the championship course at Carnoustie is only a few miles up the coast.
