Situation:

Folkingham is an attractive conservation village with a thriving social scene supporting a village store, tea room, post office and village pub. There are various village events throughout the year with the attractive Church of St Andrews, at the heart of the village. The wide market square with the imposing Queen Anne former coaching inn, The Greyhound, also provides a further guide to the historical import of the village.

Road communication links to Folkingham are first rate with the A15 giving easy access to the market towns of Bourne, Sleaford and Stamford and the A52 to the north which provides links to Grantham, the A1, Nottingham and Boston. The main line railway stations at Grantham and Peterborough provide regular direct train services to London Kings Cross Station.

Bourne and Sleaford have indoor swimming pools and sports facilities and nearby Grimsthorpe Castle offers cycling and walking areas. A public golf course and separate golf driving range are located at Silk Willoughby, a short drive away and for those who enjoy fishing, there are lakes at Pickworth Hall Fisheries in Grantham.

Folkingham is served by a number of primary schools in Ingoldsby, Osbournby, Pointon and Billingborough, whilst Sleaford and Bourne offer a wide range of schooling for secondary education, including well thought of state Grammar Schools. As alternatives to state schooling, there are a number of well recognised public schools in the region to include those at Stamford, Oakham and Uppingham.

Description:

Westgate House is a handsome, Grade II listed property built of red brick under a blue slate roof, believed to be circa 1840s. A fine example of a Victorian property, there is a plethora of original features throughout.

Following through the property is the sitting room with parquet flooring, log burner and built-in shelving either side with double doors leading to the southerly facing dining terrace.

Off the sitting room is the kitchen complete with large pantry and boot room with access to the garden and the separate utility-laundry room with gardeners WC. The kitchen has stunning southerly views across the gardens.

Rising to first floor, the front of the property, there are two double bedrooms one of which has built in wardrobes, and the dual aspect principal bedroom through which there is access to a dressing room and ensuite. To the right of the stairs is a further double bedroom with sink and single bedroom with built-in wardrobes.
