Description

Poplar Farm Barn is a large “Dutch Barn” with an associated courtyard of buildings situated in a delightful rural position accessed down a shared farm track in open fields on the edge of the village of Oakington 7.5 miles from Cambridge.

Part Q prior approval consent was obtained on 7th June 2021 for conversion of the building to two units. The drawings and further background documentation can be found on the planning portal. The consent includes an area of land equivalent to the floor area of the conversions. The extent of the area which has planning consent is shown with a red line on the attached plan. Further land and a courtyard of buildings are included but planning consent will be needed if required for change of use to residential. The land and buildings to be sold are coloured pink on the plan attached. The consent can be found on South Cambs Planning portal search for 21/01602/PRI03Q.

Roadway: The roadway will be retained by the vendors St John’s College, Cambridge and the College will have the right to move the track to a reasonably alternative route in the future should they wish to, at their own cost. Maintenance of the track will be shared 80% barns (40% Barn 1 and 40% Barn 2) and 20% College.

Please note that the purchaser will be granted a right of way over the track (shown coloured brown on the attached plan) and that they may upgrade the track to a more substantial 3m wide gravel/stone track should they so wish, at their own cost, with the College having no obligation to contribute towards this cost. If any interested parties wish to upgrade to a specification over and above this then they would require the College’s prior written consent.

Gate: There is a large farm gate at the end of the drive, the approximate location shown with an 'X' on the plan, which is kept locked and shut. The purchaser will be required to keep this gate securely locked at night.

Services: The purchaser will have a right to lay on all services to the site, which may include water and electricity although there is evidence of there having been a borehole on the site to be sold which could be investigated by the purchaser as an alternative to mains water. It is believed that mains water is available at the roadside but interested parties should satisfy themselves that this is the case. The College will grant a right to lay services to the barns as necessary, in the College’s retained land, provided that they compensate the College or their tenant for any damage arising. Fencing: The eventual purchaser will be responsible for erecting post and rabbit wire fencing around the perimeter of the land to be sold A-B-C-D–A on the attached plan within three months of completion.

Covenant: A restrictive covenant will be placed on the site, restricting the use of the barns to no more than two residential units.

Location

• Oakington is a popular and conveniently situated village, some 5 miles from Cambridge City Centre.
