A useful block of allotment grazing land extending in total to 284.66 acres (115.20ha).The land benefits from access via a hardcore track and natural water supply.Access to neighbouring land is also gained via the access track and tracks through the land to the North of fields 3 & 6 and South of fields 1, 2 and 7. Access to Lot 2 is via the track to the North of fields 3 and 6.Three compartments, totalling some 27.25 ha (Fields 2, 3 and 9) were planted with native broadleaf woodland species in 2013. The intension of the planting was to primarily benefit black grouse in the locality, through the provision of new moorland edge, scrub to woodland transitional habitat. The woodland, by design, has a low number of stems per ha, wide & variable spacing and a high percentage of open ground. Now in its eighth year, the English Woodland Grant Scheme (EWGS) Capital payments to support the establishment have been fully paid with no further payments due. An annual Farm Woodland Payment of £1,635 is due to be paid until 2028/2029 – this may be transferred to the Buyer(s) on the submission of the appropriate successful application to the FC.The Buyer(s) will be required to take on the maintenance of the woodland compartments, and indemnify the vendor of any penalties or reclaims on the EWGS agreement.
