Location - The land is situated on the south western outskirts of Skidby, which is located approximately 2.5 miles west of Cottingham and 4.5 miles south of Beverley.

Description - Three arable fields, two with frontage to Riplingham Road, extending to approximately 24.12 acres or 9.76 hectares in total.

The land is shown as Grade 2 on the MAFF provisional Agricultural Land Classification Map of England and Wales. It lies approximately between 48m and 64m above mean sea level. The soils are described within the Frilsham and Weasenham/Ludford Series as well drained, easily worked, slightly stony, sandy clay loam overlying chalk, well suited to combinable and root crops.

General Information -

Basic Payment Scheme - The land is registered on the Rural Payments Agency's Land Parcel Identification System and the Basic Payment Scheme entitlements are included in the sale of the land, subject to the payment of VAT. They will be transferred to the purchaser on completion of the sale.

Contaminated Land - The vendor is not aware of any land having been filled with any contaminated matter referred to in the Environmental Protection Act 1990. The vendor does not give any guarantees in this respect and advises potential purchasers to make such investigations which may be necessary to satisfy themselves that none of the land is so filled.
