Positioned to the edge of this iconic Suffolk village, Valley Farm is a beautifully presented farmhouse, of timber framing and brick elevations. The period features throughout, include exposed beams and inglenook fireplaces, whilst also offering space ideal for modern family life.

The attractive accommodation is set over two floors; a welcoming entrance hall has steps leading up to the large open-plan kitchen/family room, with central island unit, bespoke cabinetry and Aga as well as wood-burning stove and doors to outside. A large drawing/dining room, also with wood-burning stove, is an ideal entertaining space and also has doors to outside. Beyond the kitchen is the utility, cloakroom and a welcoming sitting room, ideal as a further reception space or study/playroom.

To the first floor is the principal bedroom with en suite shower room, three further bedrooms, one with en suite, and a family bathroom with feature bath.

The four holiday cottages, known as Hayloft, Granary, Harvest and Stables, are formed from the conversion of a timber framed, weather boarded barn under a thatched roof and a single storey brick addition. The extremely well presented accommodation has a wealth of period features throughout including exposed timbers and flagstone floors. The two central cottages, have delightful reception areas opening into the eaves. Each cottage is stylishly finished, with modern bathrooms and fitted kitchens in each unit, as well as separate paved terraces to outside ideal for al fresco dining. Each cottage creates a welcoming home-from-home space ideal for those looking to escape to the Suffolk coast.

Both Valley Farm and the holiday barns are set back from the road, and approached by a driveway which divides the plot in two, with the main house to one side, and the barns to the other. The drive leads to an area at the rear of the plot with ample space for the parking and turning for a number of cars. A double garage also offers useful storage. The boundary is formed by mature hedgerow and there are attractive gardens adjacent to both the house and the holiday cottages, partly enclosed by brick and flint walls. The gardens are predominantly laid to lawn with shrub borders, raised beds, kitchen garden and potting shed.

The gardens to the farmhouse include shrub and flower borders and are separated by mature hedging and trees from the remainder of the plot offering privacy from the holiday lets, and of particular note is the beautiful pond. The whole has the benefit of stunning views across open countryside to the rear.
