MEEPSHOLE WOOD AND CRAYS WOOD

The property is divided into two independent blocks of evenly sized primarily deciduous woodland being Meepshole Wood which extends to approximately 14.58 hectares (36.02 acres) and Crays Wood which extends to approximately 14.18 hectares (35.04 acres).

Crays Wood is situated to the south west of Meepshole. Both woodlands are identified ancient and semi-natural woodlands.

Meepshole Wood has historically been recognised for its mixed coppice stands distinctive for the presence of Wych Elm. The attractive woodland is also bordered by a small stream which travels in part along the northern and eastern boundary.

Meepshole Wood and Crays Wood are both in designated Green Belt protected land. Subject to the necessary consents there may be scope to enhance the site from a recreational and ecological perspective.

Meepshole Wood and Crays Wood have been identified by the soil classification map as having slowly permeable seasonally wet, slightly acidic but base-rich loamy and clayey soils.

LOCATION

Meepshole Wood and Crays Wood are situated in the parish of south Hanningfield located west of Ramsden Heath and east of Billericay.

The property is respectively 6 miles south of the city of Chelmsford and approximately 6 miles north of the town of Basildon.

Both woodlands are accessed via an unmade track south of Heath Road. There are bollards to the entrance of the track, prohibiting the access of unauthourised vehicles.

METHOD OF SALE

The property is offered for sale by private treaty as a whole or in two lots. If a prospective purchaser is interested in any part of the property, they are invited to discuss their requirements with the selling agent.

EXCHANGE OF CONTRACTS & COMPLETION

Exchange of contracts will take place within 21 days of receipt by the purchasers' solicitor of a draft contract with completion no later than 28 days thereafter. A deposit of 10% of the purchase price will be payable on exchange of contracts.
