In the most glorious, private, rural location in the rolling hills of South Lincolnshire, an extraordinary, extensive, six bedroomed home of the highest calibre and immense proportions uses quality, natural materials combined with top specification interior fittings and appliances in an ultra-modern, open plan interior flooded with natural light. The traditionally built property’s architectural style on the exterior blends masterfully with expansive contemporary glazing that creates a totally unique family home with a superb connection to the outside. Further accommodation is available in a one bedroomed ground floor annex adjoining the detached double garage.

Located on the edge of a hamlet but close to neighbouring villages, the stunning Georgian town of Stamford is around 15 miles south, and Grantham just 8 miles west where fast trains to London take around an hour, making this home ideal for a family especially with those yearning for a rural lifestyle who need to commute.

“The traditionally-built property is of an extremely high specification using natural, solid materials, for instance the Ancaster limestone and the slate roofs, with details such as the decorative stone parapets on the front elevation”

“No expense has been spared with underfloor heating installed throughout the ground floor below the sleek, modern, natural stone tiles, and the glazing is the very best on the market – solar thermal with slimline profile, aluminium frames in a black finish; the whole of the interior of the property is painted white for a bright, clean, streamlined look”

“The custom built, fitted kitchen with its large island, solid stone worktops and quality built-in appliances, the adjoining utility area with matching units”

“The rear elevation has enormous double-height glazing with bi-folding patio doors below (with four sets of bi-folds in total), and from the galleried landing above there are phenomenal views stretching across the fields, in fact all of the upstairs windows provide fantastic views”

The property sits in a very attractive rolling Lincolnshire landscape surrounded by farmland up a private drive on the edge of the hamlet of Lenton, 8 miles (about 10 - 15 mins) southeast of Grantham. Although tiny, Lenton has an active C14th church, and - a stone’s throw from the property - Lavington Lake is a small and pretty, local fishing facility close to a farm with a shop famous for its Lavinton Lamb. The meat is of such high quality that it has received countless awards whilst featuring on the menus of Michelin Star restaurants. Larger villages nearby include Ingoldsby just a mile west, and the picturesque estate village of Irnham about 3 miles south where The Griffin Inn has a restaurant and luxurious rooms, and magnificent Irnham Hall is a popular venue for weddings.

The beautiful, old stone town of Stamford is 17 miles south (about 30 mins) which is a lovely place to visit with not only many independent shops, but the famous George Hotel on the river serving refreshments and meals; nearby is Burghley Park and House with its horse trials in September.

Other places to explore are the National Trust’s Belton House about 10 miles northwest with 1,300 acres of parkland, and an adventure playground, all open to the public. Also here is Belton Woods 4-star Hotel and Spa, which has two golf courses, and Ancaster Leisure for outdoor activities such as go-karting, paintballing, shooting and archery. Even nearer about 5 miles south, is Grimsthorpe Castle Park & Gardens. For those wishing to visit London, Grantham station is around 15 minutes’ drive with fast trains to Kings Cross taking approximately one hour, making this property particularly attractive if commuting.

The nearest primary school is Ingoldsby Academy rated Good by Ofsted only a mile away in the next village, with a C of E primary in Ropsley (4 miles), also rated Good. In the private sector, prep school Witham Hall is 11 miles south in Witham-on-the-Hill.

There is a wide choice of excellent state secondary education with Grantham 8 miles away providing grammar schools (requiring the 11+ entrance exams) Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, also, for instance, Greenfields Academy and Walton Academy rated Good by Ofsted. Sleaford, about 13 miles north, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good, whilst co-ed Bourne Grammar School is rated Outstanding and is 10 miles south (about 15 mins).

Secondary independent education is at, for example, the Stamford Schools 15 miles (about 30 mins) south, as well as Oakham about 20 miles southwest (also 30 mins), Uppingham a little further, and Oundle about 37 miles south (45 mins).
