INTRODUCTION

Glemsford Mill House is a fine unlisted period property built as a square but with two distinct halves, each under a pitched tiled roof with central valley. The rear part is built with brick and flint and the front of timber frame with rendered and pargetted elevations. There are traditional style uPVC double glazed windows with glazing bars and at the rear a charming oriel window on the first floor.

LOCATION

Glemsford Mill is set in the countryside on the floor of the River Glem Valley just over 1½ miles from the main village of Long Melford, and around 2 miles from Glemsford. It stands in grounds of approaching 8 acres which are bordered on three sides by the River Glem itself, which was diverted in centuries past to create Mill Ponds to run the Water Mill, now long gone. It is a remarkable setting with the landscape sloping gently upwards in almost every direction, overlooking fields and woods. Long Melford frequently appears in top ten lists of the best villages in England and it contains a number of useful shop including Post Office, Pharmacy and Co-Op Supermarket, together with many interesting galleries, beauticians, pubs and restaurants. It also has a Doctors Surgery and a well regarded Primary School, as well as historic Melford and Kentwell Halls. Glemsford is also nearby, also providing a Primary School and local shopping and the surrounding area contains delightful countryside and other villages such as historic Lavenham. The nearby market town of Sudbury provides much further facilities with main supermarkets, multiple shopping, a Quayside Theatre and swimming pool/leisure complex. Sudbury station provides shuttle trains through the main London to Colchester line with fast services on to Liverpool Street. To the north is the cathedral town of Bury St Edmunds with links via the A14 to Cambridge, the M11 and the East Coast.

THE PROPERTY

Glemsford Mill comprises a substantial period house with the early wing dating from around the 17th century, built in timber frame, and the later half from around 1825, built in lovely old red brick and Suffolk flint. To the rear of the house is a large courtyard surrounded on three sides by a very good group of substantial outbuildings. These include a fine brick and flint barn, also constructed in 1825, a large stable barn, a double vehicle garage/workshop, single garage and a row of store rooms. These buildings have great potential for conversion to further accommodation linked to the house or as a separate annexe cottage, which would be in line with current planning policy.

The property is surrounded by wonderful sweeping grounds of approaching 8 acres including a large natural pond, formal gardens and meadows, bordered on three sides by the meandering River Glem. This is a remarkable setting, especially for a property so close to historic Long Melford.

There is also a five bar gate from the rear of the courtyard out beyond the outbuildings. To one side of the drive are the two field outbuildings and a large vegetable patch with fruit cage frames, the other field outbuilding and the two greenhouses. The remainder of the grounds are laid out to sweeping paddocks with many fine old trees and all leading down to the River Glem which runs right round the boundary on the eastern side.
