Elegant rural living.

Description

Commanding an enviable rural setting Stamford Hall Farm offers just over 4,000 sq ft of accommodation.

This elegant Grade II listed Georgian farmhouse is of brick construction under a pitch slate and clay tile roof. It is situated within a courtyard setting and is attached to the adjoining property.

Refurbished and improved by the current owners in the mid-1990s, the house retains many period features including open fireplaces, exposed timbers, flagstone flooring, cornicing and fan light.

Key attributes to the house include an impressive drawing room with views to the front (east) and generous ceiling heights, all providing a real feeling of space and light; generous dining room; a comfortable sitting room for day to day living; kitchen and breakfast room with a Marshall oil fired kitchen range with vaulted ceiling, ideal for informal entertaining.

There are four bedrooms on the first floor, one currently being used as an office plus a dressing room, which could make an en suite bath/shower room to bedroom 1, subject to the relevant consents.

The house enjoys delightful, level garden to the front with brick and hornbeam hedge boundaries with an area of lawn flanked by borders. To the rear is a shingle covered seating and entertaining area. Garden store.

The house is approached along two driveways. The drive from the Fosseway (west) is shared and flanked grass interspersed with a variety of trees and leads to the rear of the house and to four other dwellings beyond. The driveway from the east leads to the front of the house, is privately owned and is tree lined. Both lead to an extensive shingle parking and turning area and onwards to the triple garage.

The garage block is of brick construction under a half hipped tiled roof and has three pairs of painted timber doors and separate pedestrian door. External stairs rise to a useful studio/office over with wooden flooring. This space is currently used as an artist’s studio, but would be ideal for working from home or, with some alteration, additional accommodation to the main house, subject to the relevant consents.

The land, of about 6.42 acres, lies to the east and is laid to pasture and has been carefully planted up and managed as a wildflower meadow. Accessed from the front driveway and village lane, the land has post and rail and hedge boundaries and offers real sense of space and protection.

In all about 8.15 acres.

This charming property offers well-proportioned accommodation, considerable space with views to the east. It is idyllic rural living ideal for growing families.
