**

The house includes a hall, sitting room, snug, large kitchen & dining room, rear hall, utility room and cloakroom. On the first floor are 4 bedrooms, a bathroom and an en suite shower room. There's also a small study with a staircase to the second floor where there are 3 attic rooms. These attic rooms require attention but are big assets.

There is a mature lawned garden, plenty of parking, an orchard paddock, 2 fields and useful outbuildings.

Location

Upper Weare is a very popular small village within a short drive of Wedmore and with an active and friendly community. Brinscombe is a small collection of houses and farms on a no-through lane about half a mile from the Church in Upper Weare.
Brinscombe House stands back in a gently elevated position in the lea of a wooded hillside. It has a very pleasant outlook onto its land stretching up to the woodland and wonderful views eastwards across open countryside to the Mendip Hills. To the south it looks into its garden.

Description

Brinscombe House is a period building which has been extensively improved and extended over the years. It has appealing accommodation with a large sitting room and a big open plan kitchen and dining room. Upstairs are 4 bedrooms and the second floor, has large attic rooms which are easily improved.
The house benefits from double glazing and oil central heating and the floorings on the ground floor are timber or tiled, being ideally suited to a country property.

Accommodation

Like many country properties the most used access is into the back hall off which are a cloakroom (wc and basin) and a utility room with fitted units, work surfaces and a sink.
A door leads from the rear hall into the large kitchen and dining room which has a fireplace with a wood burning stove in the area ideal for the dining table and chairs. The kitchen area is well fitted and equipped. It has a pantry, plenty of units, work surfaces, a dishwasher and a large Rangemaster range cooker with a tiled splashback and an extractor.

***

The front hall has a door to the garden, the staircase and serves the 2 reception rooms.
The sitting room is another large room with plenty of sunlight having a triple aspect with south and west windows and large French doors to the garden. The room is well proportioned with a large central inglenook style fireplace with a wood burning stove.
On the opposite side of the hall is a snug, again with a fireplace and a wood burning stove.

First & second floors

First floor
A staircase rises to the first floor where there are 4 bedrooms which all have great views and the master bedroom has an en suite shower room. The family bathroom is well equipped with basin, wc, shower cubicle and a free-standing roll top bath.
A door from the landing leads into a small study which has a staircase to the second floor. Here are three good size rooms, 2 of which have windows. This second floor has enormous scope and does require some attention.

Gardens and buildings

A drive leads into the property and to a tarmac parking area flanked by the house, a garage building with a side car port and a stone wall. On the north eastern side of the house is a boiler room, LPG gas bottles, the oil tank, a rainwater store and a pathway to the garden.
On the southwestern side of the garden is a pathway from the parking area to the garden. A pleasant detail being the ledge along the house providing a sunny, well sheltered bench looking onto the fields and the woodland beyond.

****

The garden to the south of the house is lawned with a (fenced) pond, hazel, holly and laurel trees. There are also 2 beautiful magnolia trees. Beyond the garden is a small orchard paddock.
To the north of the garage is a fence with a small, fenced courtyard (ideal as a dog run) and beyond a fence is a further lawned garden leading to the stable yard.
Here are an open sided barn, store shed and a range of timber stables.
This yard also has a gateway to the lane.

The land

On the sunny, well sheltered southwest side of the property are 2 meadows of sloping pasture with a large field shelter.
