The land is situated on the outskirts of the village and community of Trimsaran, Carmarthenshire, a short drive north - west of the town of Llanelli. The village is home to a range of local amenities and services. The land itself is accessed off the B4308 Heol Llanelli/Trimsaran Road opposite Tirlwm culd-de-sac, the speed camera and the bus stop in the village, via a private shared single track highway. Proceed on this lane for approx. 600 yards and the gateway for the land can be found on the left hand side after Waun Ffynnonau Farm. There is also a pedestrian kissing gate at the entrance to the land.

The property is held freehold with vacant possession upon completion. We have been advised that there is currently a grazier on the land who will vacant the land prior to completion of the sale.
