A substantial brick farmhouse amidst mature gardens and grounds in a secluded rural setting, together with an impressive converted function barn and studio range.

Moat House Farm is a substantial and well maintained property, sitting amidst delightfully mature and secluded gardens, meadow and woodland grounds.

The original period brick farmhouse was substantially extended in the 1980’s and again more recently by the present vendors, with the addition of a fabulous 22ft oak framed garden room to extend the overall accommodation to some 4,057 sq ft.

The property benefits from an oil-fired central heating system and has double glazing throughout, and the majority of the rooms enjoying views across the gardens. The house features a part-vaulted L-shaped reception hall with wooden flooring, from which the accommodation flows to include the aforementioned garden room, an atmospheric sitting groom with open stud work and wood burner, beyond which is a sizeable study/snug.

From a well-proportioned dining room, with its oak planked floor, there is direct return access to the farmhouse kitchen/breakfast room with its AGA and a range of fitted units. Beyond is a utility room/rear hall and there are two ground floor cloakrooms.

On the first floor there are a total of five double bedrooms, four of which are set off a central landing, together with a total of four bath/shower rooms, three of which are en suite. A fifth bedroom stands beyond the master bedroom, but can be independently accessed via the second staircase.

An extensive loft space has the potential, subject to planning and building regulations to convert to provide further accommodation if required.

FUNCTION BARN & STUDIO RANGE

Set to the east of the house across a parking courtyard, a range of traditional timber framed and brick barns under pan tile roofs, have been converted to create a flexible use range including a function barn room (22 ft 6 in x 15 ft 6 in) set off which are two studio/office rooms, together with associated secure stores and a lean-to garage. The facility has light and power connected and there is a sink unit in one of the units. The barns offer the potential, subject to planning and building regs, to be further developed to a residential annexe/letting range or could be ideal for at home offices or workshops.

GARDENS & GROUNDS

A shingle driveway sweeps beyond the function barn and an attractive natural pond to a sizeable, tarmacked parking courtyard.

The gardens lay principally to the south and west of the house and are screened by mature natural hedgerow as they about the surrounding farm and meadowland. Lawned gardens are interspersed with a variety of fine mature trees including impressive oak trees, as well as beech, cherry, birch, ash and willow. There is a further ash grove and numerous fruit trees, together with a productive kitchen garden and area of wild flower meadow, with orchids and fritillaries.

In all the gardens and grounds extend to about 3.3 acres.
