Country living at its best !! A quintessential character 15 ACRE SMALLHOLDING set in the most beautiful rural position with no immediate neighbours and accessed via a good track off the highway with the lovely River Bedw flowing through the pretty valley below. The Cottage itself has a kitchen, sitting / dining room, lounge with woodburner, inner hallway with 3 bedrooms and a bathroom with large mature gardens all around with a small stream and pond and a small orchard.

Outside there is around 3 acres of pastureland (in two main enclosures with a further cleared area near the river) with the rest of the land being part sloping with flat areas of scrub and woodland. There are various outbuildings and a field shelter in one of the paddocks. There is also a large pond down near the river in a truly blissful natural setting.

This is a nature lovers paradise and if you appreciate and enjoy the natural world in all its glory then you must view this property as it pretty much sums up what country living is all about.

The Land

The Land

Amounting to some 15 acres or thereabouts all in there are two good fenced paddocks near the house amounting to around 2.5 acres of clean pastureland with a further half an acre or so in the valley bottom that has been cleared by the current owners. The remainder is a mixture of sloping scrubland and flat wooded areas in the valley bottom where the pretty River Bedw hurridly passes through together with large lawned/wooded gardens around the house and a small orchard.
The location near the river in the valley bottom, which incidentally is accessible either on foot or by quad bike along tracks, would be an absolutely beautiful place to do Glamping (subject to any consents) in the summer months as it is a superb natural environment down there.

Directions

From Newcastle Emlyn take the Ffostrasol road and at Penrhiw-Pal turn left toward Rhydlewis. Enter Rhydlewis, go over the river bridge and turn right towards Pentregat. Continue along this road for 2.4 miles, passing the primary school on the right and continue, pass the grassy triangle on the left and bear right at the fork and continue up hill. Pass a track on the right with bushes in the middle of it towards Blaenbarre, pass a property on the left called Bryn Awel and Nant Goch is the next track on the left, clearly signposted. If you reach a sharp left bend followed by a sharp right bend then you have gone too far.
