Requiring full renovation, a picturesque former mill house in a tranquil and secluded edge of village setting.
Mill House, which is thought to date from Victorian times with older origins, has been a wonderful family home to the present vendor for over 50 years, enjoys a delightfully tranquil and secluded setting amidst its two acres of mature gardens and woodland grounds. The house, with its handsome white brick elevations and sash windows under its slate roofs, faces south and overlooks its sheltered garden. Within, the accommodation, which extends to 1,799 sq ft, presents three reception rooms, a kitchen and studio, whilst on the first floor there are currently four bedrooms, one of which is interconnecting, together with a bathroom, rear landing and separate cloakroom. There are electric panel and night storage heaters and a solid fuel Rayburn range for hot water.
Wonderfully unspoiled and still lived in, the property is now ready for a full refurbishment to suit the needs of its next custodian. It is not listed and offers the potential for further extension, subject to planning approval.
OUTSIDE
A picturesque drive passes beneath the canopy of the oak and ash copse and through a laurel ‘tunnel’ on its way up past the house to a turning circle, fronting onto which is a traditional timber frame garaging/storage range, which offers potential for conversion for a variety of annexe purposes. There are a rich variety of maturing trees and shrubs, areas of sheltered lawns, as well as a greenhouse and potting shed. In all the property extends to about two acres.
LOCATION
Mill House stands alone on the edge of Henley. The village, with its local garage and primary school is conveniently located some 10 miles west of Woodbridge and just four miles north of Ipswich, the latter providing regular main line railway connections to London Liverpool Street in approximately 70 minutes. Both provide a full range of shopping and commercial facilities as well as top performing schools in all sectors.
There are further local facilities in the nearby village of Claydon (2.5 miles), as well as access to the A14 dual carriageway which links to Bury St Edmunds, Cambridge and the Midlands, as well as Stansted Airport and London’s M25 (via the A12). The East Coast estuaries provide a wide choice of water sport opportunities, whilst the Ipswich Sports Club just off Henley Road, offers squash and tennis, and in the neighbouring village of Witnesham is the Fynn Valley Golf Course.
