The land has been cropped with arable crops by the owner but this would also make a nice small livestock farm - James Hickman, Farms, Rural Property & Land.

#TheGardenOfEngland

A small arable farm situated in a highly convenient location only 2 miles south of Tenterden.

The property comprises a 5 bed farmhouse (Agricultural Occupancy Condition), a range of farm buildings and a block of arable land from which enjoys stunning views towards Shirley Moor and Woodchurch.

The farm would also be suitable as a grass farm, which it has been in the past.

About 29.10 acres

Situation

High Bank Farm is located only a short drive south of Tenterden on the B2080, Appledore Road. Tenterden offers an excellent range of shops along its picturesque High Street, there are primary and secondary schools as well as pubs, restaurants and a leisure centre. Main line railway stations are available at Headcorn & Ashford with the latter offering a high speed service to St. Pancras from 37 minutes.

Background

In the past the farm has been run as an arable and livestock enterprise that included a small farm shop within the farm buildings, but more recently it has been used as a small arable farm. It is thought that the 2 main farm buildings may have potential for change of use to non agricultural use, subject to planning.

Farmhouse

The farmhouse is subject to an Agricultural Occupancy Condition (AOC) (see planning below) and provides 5 bedrooms, a good sized open plan sitting/dining room and a spacious conservatory. There is a handmade fitted kitchen with granite worksurfaces. The house is set back from the road and offers far reaching views from the first floor.

Planning

The farmhouse is subject to an Agricultural Occupancy Condition imposed under the terms of a Section 52 planning agreement dated 22nd February 1989, Planning Ref: AS/88/0014. This occupancy condition states that “the occupation of the farmhouse shall be limited to persons solely or mainly or last employed in the locality in agriculture (as defined in Section 290 of the Town & Country Planning Act 1971) or forestry and the dependants of such persons.

‘’Agriculture’’ is defined in the Town & Country Planning Act as: horticulture, fruit growing, seed growing, dairy farming, the breeding and keeping of livestock (including any creature kept for the production of food, wool, skins or fur, or for the purpose of its use in the farming of land), the use of land as grazing land, meadow land, osier land, market gardens and nursery grounds, and the use of land for woodlands where that use is ancillary to the farming of land for other agricultural purposes, and “agricultural” shall be construed accordingly;

Gardens

There are mainly lawned gardens to both the front and rear of the house.

Farm Buildings

1) Main Barn, divided internally into sections with steps to the first floor.
2) Former Grain Store/Workshop, about 49’9 x 22’5, of steel frame under a corrugated roof with block walling to 6’ and corrugated clad above. Concrete floor throughout, electricity connected, grain drying tunnel and internal reinforced grain walling.
3) Old Poultry Shed, about 40’ x 23’, timber frame with mesh netting.
4) 2 Dilapidated Former Poultry Sheds.

To the north of the main buildings and accessed via a trackway are further buildings requiring refurbishment or rebuilding including:
5) Implement Barn, about 30’ x 30’
6) Former Piggery Unit, about 125’ in length comprising a number of pig pens, now generally dilapidated.

Land

The land is still fallow following harvest and there are stunning views from the elevated parts of the land over surrounding countryside most particularly towards Woodchurch. There is excellent potential for the land to be used for horse and livestock grazing or small scale farming.
