The Farm
Maranoa Slepe Farm extends to circa 127 acres and is predominately well fenced permanent pasture, divided into manageable sized fields. A long tree-lined drive leads to the farmhouse and beyond it a small farm yard and barn. The farm has been run in hand since its purchase by the selling family in 1980. In recent years the grass has been grazed by dairy young stock and sheep in the summer months. Some years have seen a single cut of haylage and silage taken. The land is divided into two principal parcels. The main block lies to the south with the house and farm building at its centre. Within this tiny village is the delightful early 13th century church of St Nicholas and a handful of residential properties that stretch down to the shoreline at Shipstal Point.

Arne is in the designated Area of Outstanding Natural Beauty and is the centre of the RSPB reserve with some 1,000 acres with a unique array of fauna and flora as well as being home to a large herd of Sika deer.

From the property there are spectacular walks and access through a protected woodland and along the harbour shoreline to Shipstal Point and Russel Quay, about ¾ mile from the property.

There are an excellent range of local amenities in the historic town of Wareham (4 miles) including a regular train service to London Waterloo (taking just over 2 hours).

Directions

From the centre of Wareham, travel south towards Swanage, going across the causeway before entering the village of Stoborough. Proceed past the petrol station on your right and the Kings Arms public house on the left, take the immediate next left into Nutcrack Lane. Continue along this road for about 1½ miles, passing Soldiers Road on the right, and turn right at a the junction with the grass triangle, sign posted to Corfe Castle. Continue for about ½ mile and Maranoa Slepe Farm is seen on the left.

TENURE: The farm is freehold and is sold by private treaty with vacant possession on completion.
BASIC PAYMENT SCHEME: The vendors will use their reasonable endeavours to transfer any entitlements, such as they are, to future payments under the Basic Payment Scheme to the purchaser.
