  • BESFORD COURT, DOWER HOUSE, LADYWOOD ROAD, BESFORD, WORCESTER, WORCESTERSHIRE, 1050000, 14/07/2022
The Dower House is a magnificent Grade II listed timber frame country house that was once the Presbytery to Besford Court and has origins believed to date back to the 17th Century and possibly as early as 1550.

It offers good ceiling heights and a wealth of original character including exposed beams and floorboards, leaded windows, fine fireplaces and vaulted ceilings on the first floor.

From the open porch, which has seats either side, the front door opens to the entrance hall that flows through to a cosy sitting room that has an open fireplace with an eye-catching carved wood surround. Off the sitting room is a door to the cloakroom.

The spacious drawing room has exposed floorboards and an impressive pillared fireplace and overmantel that houses a wood burning stove. At the opposite end of the room are a range of built-in bookshelves and a glazed door opens to the rear of the property and communal grounds.

A dining room with an inglenook working fireplace and overmantel completes the reception room accommodation.

The fitted kitchen/breakfast has a useful pantry and features a multi-fuel Falcon cooker, wine cooler and a freestanding fridge freezer. Off the kitchen is a Utility room with space for a separate washing machine and tumble dryer.

Off the upstairs galleried landing are five double bedrooms, all of which have wardrobe or built-in cupboard storage, and bedroom four has a feature fireplace. They are served by a family shower room with a steam shower enclosure and a family bathroom with a double shower and a double ended roll top slipper bath.

Outside

There is a paved terrace with a rustic pergola and grapevine and from here a view across the beautiful and private landscaped lawned garden can be enjoyed. There is an eye-catching ornamental pond and a number of mature trees and well-stocked borders containing perennial and evergreen plants, providing all-year round interest and colour. A paved steppingstone path extends to the bottom of the garden and is lined at either side by Leylandii trees. A gravel path extends from the paved terrace to the traditional workshop and double garage that also has parking in front.

There are two garden stores, and a small, enclosed lawn and feature millstone can be found on the eastern side of the house.

Dower House is located on the Besford Court Estate that occupies 35 acres and is home to Besford Court, a striking Elizabethan manor house that was a Catholic school for many years until it was converted into apartments in 2001. Available to the residents are lovely walks within the fully managed estate grounds, tennis facilities, playing fields/football pitch and a community hall.

The nearby Georgian market town of Pershore offers a wide range of everyday amenities including independent shops, health centre, cottage hospital, public library, community arts centre, public houses and restaurants. Recreational facilities include cricket, football and rugby clubs, a leisure centre with swimming pool, the historic Abbey and surrounding park, and the River Avon.

Broader shopping and services can be found in Worcester, and Cheltenham is known for its specialist shopping.

In Pershore, there is educational provision from nursery/pre-school through to high school and a Sixth Form College available at Pershore High School. Of particular importance is the number of good private schools in Worcester, Malvern and Cheltenham.
