What We Think At The Zoe Napier Group:
A real Gem! A well-constructed semi-detached period cottage with so much scope, an ideal starter equestrian property for those who want to wake up and see their horses through the kitchen window, or a perfect family home with so much outside space.
What The Owners Say:
We have enjoyed living here for over 50 years and have made lovely family memories in this quiet country home. Our children and grandchildren have enjoyed playing in the woods, having bonfires and enjoying riding the horses and ponies, as well as walking the dogs. Cosy winter nights all sitting around the wood burner in this quiet country home. Perfect for the outdoor country life.
History & Background:
Dating back to the Victorian era, this spacious semi-detached country cottage has been a home to the same family for the last 52 years. Extended to the side about 40 years ago to create the large sitting room, extra bedroom and family bathroom. The owners have also added the two paddocks to the rear of the property as well as the block of woodland which has a mixture of coniferous and deciduous trees.
Setting & Location:
The property is situated in the village Little Bentley in North Essex close to the coast, around 9 miles from the centre of the historic town of Colchester, Harwich International Sea Port 11.1 miles, Harwich town 10 miles, Great Bentley station 4.1 miles, Manningtree mainline station 13 miles and Frinton-On-Sea 12 miles. The village pub called The Bricklayers Arms is within walking distance, whilst several footpaths are nearby and East Anglian Farm Rides are within half a mile. Great Bentley has a range of shops, a station, hairdressers, Primary school, Doctor's surgey, Butcher, pubs and takeaways. The local equestrian centre is in Wix which also has a large animal food and supply store as well as cross country course.
The Accommodation:
Into the hallway is tiled flooring with a pantry cupboard to the right, whilst to the left is a large cloakroom/boat room which has scope to become a first floor bathroom if needed. From there the country style kitchen has base and wall oak units with breakfast bar. The kitchen is fitted integrated fridge, dishwasher, double oven, hob with extractor fan and has double aspect views of the garden. From the kitchen the three reception rooms are open to each other and has a nice flow. The first being the snug which provides access to the first floor and a handy under-stairs cupboard, the dining room is next which is a good size and is positioned at the front of the cottage. Finally we enter the large sitting room which has a log burner, dual aspect windows and has French doors to the block paved patio area.
Upstairs from the landing are three double bedrooms, a recently updated, good sized bathroom with bath, modern vanity unit and WC. Next to this is a shower room which has also recently been updated with large walk-in double shower. To the outside of the property there is a utility room with plenty of space for laundry machines, chest freezers etc and has a sink fitted making it a great dog room or tack room.
The Grounds:
The property has two gated driveways, one being to the left of the cottage with space for four cars. The other ideal for larger vehicles. The garden is mainly laid to lawn with a variety of shrubs and established borders, there is a block of stables on a concrete pad consisting of to 12ft x 12ft stables, a corner hay area of 12ft x 18ft which could easily be turned into another stable and a tack/feed room. Also in the garden are a summer house and a greenhouse. To the rear of the property are two areas of paddock which then leads to a block of woodland with a mixture of coniferous and deciduous trees all in approximately 2.31 acres.
