A beautifully situated family home; Grade II * Listed and occupying a secluded position on the edge of Tiverton with attractive views, outbuildings and pasture paddocks.

A Calendar of Deeds, dated 1573, records the sale of Gotham, its lands and tenements. The farmhouse was originally a late medieval long house, open to the roof and divided by partitions. In the succeeding two centuries, the property was substantially modified and enlarged, although much of its intrinsic character remains. During the 18th century, the house and its lands were owned by George Davey who was responsible for rebuilding Gotham House in Fore Street, following a fire in the town in 1731. The Davey Family had considerable power and influence in Tiverton between 1550 and 1800 with John Davey being a Member of Parliament for Tiverton in 1616. From that time the ruling elite within Tiverton was populated by members of the family who became at various times, Mayors, Burgesses, Church Wardens, Governors and Treasurers of the hospital.

Gotham occupies a slightly elevated but secluded position, lying on the western edge of Tiverton and with attractive views over gently undulating countryside of Mid Devon. Tiverton is a popular town, straddling the River Exe and affording a comprehensive range of commercial, recreational and educational facilities, including the noted public school of Blundells for which the property falls within the 10% reduced fee catchment area. To the east lies the M5 (J27) and with mainline rail connections available adjacent to this junction at Tiverton Parkway. To the south lies Exeter, with the range of facilities befitting those of a county and regional centre. The property occupies an outstanding position within South West England, renowned for both the diversity of its countryside and for the many varied sporting and recreational activities available either within the immediate vicinity or further afield.

The property is approached over a tarmacadamed entrance drive which leads to a cobbled parking area situated to the front of the house. To one side are partially walled gardens with lawn and shrub borders and with a cobbled path providing access around the perimeter of the house. Adjoining block and GI roofed store and PVC oil tank. The gardens to the south are similarly lawned and partially terraced with shrub borders. Adjoining are attractive enclosed vegetable garden areas, partially walled and hedged with timber framed greenhouse. Adjoining stone and cob wood store beneath a tiled roof and with further brick, cob and tiled former piggeries providing good storage ancillary to the residential enjoyment of the property.

Situated on the opposite side of this small courtyard arrangement of outbuildings and with access from the entrance drive is a substantial traditional building of part brick and part stone faced elevations beneath a slate roof. The main part provides a combination of stores and former shippens on the ground floor with original cobbled floors, manger and fore bay. Adjoining to one end is a workshop with external steps leading to a loft over which provides access throughout the whole building. Situated on the roof is a 4kW photovoltaic array. It is considered that the building has potential, subject to consent for a variety of residential, commercial or other uses allied to the residential enjoyment of the main house. Stone, cob an GI roofed garage .

Adjoining and principally lying to the west is a single enclosure of gently sloping permanent pasture and former orchard. The paddock compliments the property, providing additional amenity appeal as well as being eminently suited to a variety of general small holding purposes. The property extends in total to about 2.54 acres, as edged in red on the identification plan.
