The house is essentially Georgian in character with a Victorian addition and is not listed. The present owners purchased Hill House Farm in 1985 and over the years the house and grounds have been sensitively and sympathetically improved. All period features appropriate to the period have been retained. There are moulded ceiling cornices, flagstone floors, shuttered sash windows, panelled doors and dado rails. There is an open fire in the drawing room and a log burning stove in the sitting room.

With the introduction of natural materials such as limestone floors by Mandarin Stone, oak and slate floors, an excellent bespoke kitchen with Aga and integrated appliances as well as a stunning orangery by David Salisbury added in 2021, the property successfully combines traditional with the present. The interior is of simple elegance and has a warm and friendly atmosphere with all rooms either taking advantage of the view to the Mendip Hills or across it grounds to farmland.

There are two staircases. One leads from the staircase hall to the principal bedroom with en suite bath/shower room, two bedrooms and bathroom. The second staircase is off the kitchen/breakfast room and leads to two further bedrooms and bathroom.

Hill House Farm Cottage is converted from a cider barn and presented in the same high standard. It is linked to the main house by a striking oak framed glazed hall with slate floor and has superb views to the Mendip Hills. The cottage is self-contained, with a separate entrance and generates an income as a holiday let. There is a study/family room on the ground floor as well as two reception rooms, kitchen/breakfast room with appliances and a cloakroom. On the first floor there is a galleried study area, two bedrooms and bathroom. The study / family room could be incorporated into the main house as an additional reception room, if required.

Hill House Farm is approached through stone pillars onto a drive providing a generous parking area behind the house and in front of a four bay carport with oak supports under a pantile roof. There is access from this area to an L-shape timber stable block with four stables and a tack room as well as a further hay barn and rear yard. There is also access to an excellent hard tennis court and field which can give access to lot 2.

The well established gardens, with “compartments” stone walls and a variety of flowering shrubs and roses, are a delight and have been designed for all year around colour. There is a lovely view in every direction. An expanse of lawn lying to the west with a south facing aspect is interspersed with apple trees and has a deep shaped herbaceous border. It is overlooked by a seating area with a pergola adorned by a mature vine. Alongside, is an attractive terrace with roses designed specifically to capture the view to the Mendip Hills. Lying in front of the house, facing south, with a superb view of the Mendip Hills, is a further large lawn interspersed with mature trees including fruit trees. There are well established herbaceous borders and seating areas outside the orangery, ideal for entertaining.

On the opposite side of the narrow lane is a further field.
The property totals in all about 5.45 acres.

Further land is available in two lots. Lot 2 includes 4 fields with a small copse to the far west of the property. This area totals in all about 9.75 acres.

Lot 3 is a field which adjoins the field on the other side of the lane and totals in all about 4.11 acres.

Hill House Farm is situated about 4 miles north of the pretty village of Wedmore and is surrounded by unspoilt countryside along a country lane, unaffected by motorway and flight path. There are views across open farmland to the Mendip Hills which are stunning.
