A fabulous detached three-bedroom house with one-bedroom annexe in a spectacular location with about 3.49 acres offering enormous potential.

Description

The property was built around 1903, and is a wonderful family home with great potential in a quite stunning location, nestled in the hills above Port Navas in an area of Outstanding Natural Beauty. The current owners, over the last twelve years have modernised the house and shaped and planted the gardens.

A slate path leads from the parking area to the spacious front porch. A half wood & glass panelled front door leads into the hallway with the stairs to the first floor immediately to the right and a cloakroom to the left. The hallway opens out with the sitting room on the left, double sliding doors out on to the elevated deck ahead and then round to the large kitchen dining area on the right. The hallway and kitchen dining area have “Travertine” style stone flooring. The kitchen has pine wall and base units, part granite work tops, Belfast sink, built in dishwasher & washing machine, a recessed range oven and space for a large American style fridge freezer A central island with both cupboards and drawers sits between the kitchen and dining area. The Dining area has large French doors out on to a cobbled courtyard to the front of the property with raised pond and planters.

Double part glass panelled doors lead in to the triple aspect sitting room with stripped pine flooring and a corner log burner. There are also double sliding doors out onto the raised deck overlooking the garden and a further door in to the conservatory.

The first floor landing is bright with a large window overlooking the garden. There are three double bedrooms with the Principal bedroom being triple aspect with built in floor to ceiling wardrobes and small vanity unit. The second bedroom is dual aspect with roof Velux and small vanity unit whilst the third overlooks the front garden. The family bathroom has a white “Heritage” style suite, separate walk in shower and built in storage cupboard.

The Shieling

Currently used by the owners as a holiday let on Airbnb. It is a charming 1-bedroom studio with vaulted ceilings, exposed beams, stripped pine flooring, French doors out on to the patio, a corner log burner, a small kitchenette, shower room and small mezzanine area, accessed by a ladder.

The Garden Office/ Studio

This was recently built by the owner as a garden office. It has a raised deck area to the front with a rope balustrade overlooking the pond and Gunnera plantation. Inside it is open plan with a distinct office and seating area with wall mounted TV and electric “flame effect” fire to one side.

Gardens & The Exterior-

At the entrance to the property on the right is a wooden garage and log store along with allocated parking for The Shieling (Airbnb). A 5-bar gate leads down on to a gravelled area to the left of the house with ample parking. A slate pathway leads to the front porch with a lawned area to the right. Off the parking area is a wooden gate giving private access to the Shieling, with a separate gate leading to the rear garden.

To the rear of the house, which faces south-west, is a raised deck accessed from the house or, via steps up from the garden, with recessed seating and a storage area beneath. The Shieling has its own gravelled patio area. Slate steps lead down from the patio to the garden. The lawn slopes gently down from the house with gravel and bark pathways leading to different areas. There are two giant Gunnera plantations, one in the centre of a large pond. The garden contains many mature trees and shrubs to include Giant Ferns, Cordylines, Bamboo, Rhododendrons, Camelia’s and tall grasses. In front of the pond is the garden Chalet/Office. Also in the garden are a number of wooden sheds of varying size and purpose to include a workshop.

At the bottom of the garden a steam dissects the garden from the field. Access to the field is over a solid wooden bridge. There is a small pond along with a Poly tunnel. The field has hedges on two sides and a post and rail fence the other. There is a newly tree planted pathway leading up the right hand side of the field to an access gate on to the Port Navas – Constantine road.

Location

The property sits in an elevated position just above the village of Port Navas, surrounded by its own woodland and mature shrubbery on a three-and-a-half-acre plot with a stream flowing at the bottom of the garden. The picturesque village of Port Navas is centred around a handful of stone cottages at the head of the creek, with the Yacht Club with bar and restaurant being the focal point and, together with the oyster house quay, the hub of the annual Port Navas Regatta. Port Navas Creek is a tributary of the Helford River, one of the most beautiful and unspoilt rivers in Cornwall, with its deep sheltered valleys, ancient oak forests and hidden creeks that cut inland along this sheltered part of the south Cornish coast. There are still many small quays on the river and a pedestrian ferry links Helford Passage on the north side of the river and the charming village of Helford on the south side. The safety and seclusion of the Helford River has much to do with its situation within an Area of Outstanding Natural Beauty, with large parts of the coast owned and protected by the National Trust. The river is home to many deep-water moorings, the Helford River Sailing Club, the thatched Shipwright Arms pub on the south side of the river and the Ferry Boat Inn on the north side. As well as having fine coastal walks and creek paths, the area also has a climate suitable for many subtropical plants such as those in the nearby gardens of Glendurgan and Trebah. The nearby villages of Constantine and Mawnan Smith provide a good range of shops and amenities, as well as primary schools, whilst the harbour town of Falmouth with its yacht marinas, Maritime Museum and a wealth of cultural, gastronomic and entertainment facilities is close to hand.Truro, the administrative centre of Cornwall, is just over 13 miles away and offers good schooling and a mainline rail link to London Paddington. Cornwall Airport has daily return flights to London as well as other domestic and international destinations.
